It is developed with a 1,924 square foot single family <br />residence and 525 square foot attached garage measuring 21' X 25'. The residence <br />consists of a 1,040 square foot &rst floor, a 260 square foot second floor and 624 squaze <br />foat unfinished basement. The residence meets all minimum setback requ'vements with <br />the exception of the laundry room and attached garage suucture. <br />The garage and laundry room do not meet the required 10 foot sueet side setback from <br />4th Sueet and actually encroach into the 4th Street right-of-way. Also, the attached <br />garage is located only 1 foot 8 inches from the rear (east) property line abutting the <br />alley. These setbacks ere hereby recognized and considered legal non-confo�ming <br />bx+wse the house was constructed in 1940 and the garage in 1950 according to the <br />Snohomish County Assessor's records which pre-dates the Cihj s zoning code <br />estabGshing tnicvmum setback requirements. <br />NOTE:. All ponions of the residence and garage structure that encroach into the public <br />right-of-way must be removed. The applicant plans a remodel of the residence and <br />garage and will retnove these encroachments at that time. <br />The abo.ve struchue(s) and/or parcel(s) meets the City of Everett Zoning Code and/or <br />Subdivisfon Orciinance in eiiect at the time of construction or that the conveyance <br />transactions �vhich creatad the above pivicel(s) were recorded in the County Auditor's <br />Oifice. I hereby find that the above suucture(s) and/or parcel(s) are legal non- <br />conforniinB under the City af Everett Zorting Code and/or Subdivision Ordinance.
