It is developed with a 1,924 square fa�t single fanuly <br />residence and 525 square foot attached garage measuring 21' X 25'. The residence <br />consists of a 1,040 square foot first floor, a 260 �quare foot second floor and 624 square <br />foot un6nished basement. The residence meets all miNmum setback requirer.�ents with <br />the eeception of the Isundry room and attach� garage structure. <br />The garage and laundry room do not meet the required 10 foot street si�ie setback from <br />4th Street and actually encroach into the 4th Street right-of-way. Also, the attached <br />garage is located only 1 foot 8 inches from the�ar�eascaepr�oPl rtY �non��nfortning <br />alley. These setbacks are hereby recognized � <br />because the house was constructed in 1940 and the garage in 1950 according tn the <br />Snohomish County Assessor's records which pre-dates the Ciry's zoning code <br />escablishing minimum setback requirements. <br />NOTE:. Ail portions of the residence and garege snveture that encroach into the public <br />right-of-way must be removed. The applicant Plans a romodel of the residence and <br />garage and will remove these encroachments at that time. <br />The above structure(s) and/or parcel(s) meets the City of Everett Zoning Code and/or <br />Subdivision Ordinance in effect at the time of construction or that the conveyance <br />transactions which created the above percel(s) were recorded in the Counry Auditor's <br />Office. 1 hereby 6nd that the above structure(s) ard�or Parce�(s) are legal non- <br />confortning under the City of Everett Zoning Code and/or Subdivision Ordinance.
