Mattern <br />6320 Wetmore <br />Everett, WA 98203 <br />hereinafter referred to as "Applicant," for a variance from <br />E.M.C. 19.14.050 (B), Side Yards, to allow construction of a <br />carport that would have a zero foot s.ide setback instead of the <br />six foot s�de yard setback required by code. <br />On the following described property: <br />Lot 3 and Lot 38 of the Plat of North Beverly Park <br />Commonly known as: 6320 Wetmore <br />The Board of Adjustment, following a public hearing on said ap- <br />plication held on October 2, 1989 and further having reviewed <br />all testimony, makes the following Findings, Conclusions and <br />Order: <br />��1;1�F1�[� . , � � , ' � <br />�riterion No. 1_;, <br />That there have been exceptional nr extraordinary :ircumstances <br />or conditions applyinq to the sub��ct property or as to the in- <br />tended use thereof that do not apply generally to other proper- <br />ties in the same vicinity or zone. <br />a. Findina: The property consists of an existing sirn3le family <br />residence on two approximately 6200 square foot lots that are <br />being use�i as one lot with Wetmore Avenue on the east and Bev- <br />erly Boulevard on the west. The rear of the lot is sroz•oximately <br />five to six feet below Beverly Boulevard �� it is not feasible <br />to obtain access f.rom Beverly Boulevar.d. ":.�r_e are currently two <br />paved driveways off Wetmore Avenue, one on �.he north side of the <br />house and c•fie on the south side. The one on the south side was <br />put in fo� the applicant's daughter and the one on the north <br />side is used by the Applicant and she wishes to put a carport <br />over the portion adjacent to �he back door of the house in or- <br />der Y.o have protection from rain, snow or ice when going to her <br />�ar. <br />It is not teasible to put the carport in the rear yard because <br />there is a t�ao to four foot concrete wall directly at the rear <br />of the house which alsa extends along the north property line, <br />so it is not nossibla to extend the driveway to that area with- <br />out some extensive excavation and it also would not meet her <br />purpose of being able to go directly from the house to the car- <br />port in orra�r to avoid rain, snow and ice. <br />b. ConcJusion: The unusual and extraordinary circumstances ap- <br />plying to this property are because there is an existing house <br />on the lot which limits the design possibilities for the carport <br />and there are some significant topographic changes on the lot <br />that limit the driveway access. In addition, the desired use is <br />to have an attached carport in order to have access to the ve- <br />hicle without going out in extreme weather conditions. <br />
