No indication of significant surface or sub surface water problems <br />were seen. No soft or spongy areas were found; it appears the <br />soil allows most surface water to drain away from the home or <br />eventually percolate to the sub soil. <br />E. The downspouts empty into a tight line that either drains to a dry <br />well or the storm sewer. There isn't any indication of water back <br />up or that the tiaht liie drainage system is failing. The <br />downspout on the north west corner of the house needs to be <br />reconnected. The downspout connection on the north east of the <br />garage was loose and was reconnected; recommend monitoring to <br />insure the downspout stays connected. <br />II. <br />A <br />RESIDENCE ROOF AND ATTIC <br />The house is covered with a hip roof having the ridge line running <br />in an east/west direction. The original structure has had an <br />addition on the east end. <br />B. The original roof structure is provided by 2"x4" wood rafters, 24" <br />on center, abutting a center board at the top and having a knee <br />brace mid span; when the wood burning stove chimney was installed. <br />a rafter was cut and left without bridging or increasing the <br />adjoining rafter strength. Recommend the addition of bridging <br />above and below the wood stove chimney and increasing both <br />adjoining rafter's strength; no deflection from this cut rafter is <br />apparent from the exterior and no breaking of the roof decking was <br />seen in the attic (a positive factor), <br />C. The addition's roof structure is provided by 2"x4" wood rafters, <br />16" on center, abutting a center board at the top but without the <br />mid span knee bracing; technically, the present Uniform Building <br />Code limits the horizontal projection for this span to 8 feet <br />assuming the rafter is Hem—Fir No. 1 or better — the horizontat <br />projection span in the living room is greater than 8 feet. No <br />spliting or damaged roof rafters or roof decking damage was seen <br />from the attic; there is however a slight but noticeable swale on <br />the exterior south roof face. The addition structure is reported <br />to have been in place for 35 years or so; this would appear to be <br />so. Given the passage of time, the probability of roof rafter <br />failure is low however the addition of roofing overlay will <br />aggravate a marginal condition. Recommend additional rafter <br />structure be installed prior to the next roofing overlay. <br />A'eiss Inspection <br />Page 2 <br />
