V ]
H
x H
gyH
o CN

HOCy/
consider cleaning of moss and waterproofing the brick and painting
the sheet metal cap. The top and sides of the chimney are
adequately flashed but no flashing exists on the 6ottom (north
side); consider adding flashing on the bottom at the time of
overlay if the chimney is to remain.
,. The wood burning stove chimney has a manufactured metal insulated
chimney section in the attic and throu9h the penetration in the
roof. Approximately 6" above the roof the chimney pipe returns to
a single wall thickness. The use o'f a single wall pipe above the
roof is not recommended practice (teds to cool and accumulate
creosote more rapidly) but is allowed by code (contrary to report
during the inspection). The chimney extends the more than the
required 2' above the ridge line and has a satisfactory metal cap.
The metal chimney flashing is satisfactory. Recommend the metal
shield in the attic be positioned so that there is the required 2"
separation.between the chimney and the insulation.
L. The underside of the roof deck and the rafters are in satisfactory
condition. Thou9h some water staining was noted, none of it
appears to be recent. No sign of condensation, leaks or other
damage was seen.
M. The attic areas have approximately 13" of blown in insulation; the
installers left a sheet showing their estimated the insulating
value was R-27. R-30 is presently required by the Washington
State Energy Code for homes heated with gas heat (R-38 for
electric resistance heating). In layman's terms the R value is a
measure the effectiveness of insulating material; the higher the
number, the more effective the insulation. It does not appear
that adding insulation would be cost effective.
N. Recommend removing the antenna cable and roof connections prior to
the next overlay.
0. In my opinion the wearing surface itself has 1-3 years of useful
life with minimal maintenance. Cede allows two layers of asphalt
composition tab shingles to be overlayed prior to removal of all
composition shingles if the substrate (wearing surface, deck and
structure) has not deteriorated si9nificantly. It appears that
only one overlay has been installed on top of the original
shingle. Prior to overlay9ng the "fish mouth" conditions (most
noticeable on the south slope) should be cut so they lay flat and
do not "telegraph" through the overlay. It is reasonable to
anticipate "telegraphing" of most roof irregularities through an
overlay.
lJeiss Inspection
Page 4
