The south end of
the structure has walls that provide near midoofanl`hPeducestthe
rafters, the north end does not. The steep P
amount of live load the roof can expected to carry.
C. Gypsum board has been nailed
limits the inspection of the
exposed rafters at the south
condition. A full wood plank
the rafter; it doesn't appear
deck. The south end decking
rot; recommend replacing the
roof. The water staining of
leaks; recommend checking of
prior to roofing overlay and
to the underside of the rafters which
rafters themselves. The partially
end appear to be in satisfactory
deck has been nailed to the top of
that roofing paper is on top of the
that is exposed has significant dry
iry rot decking at both ends of the
Lhe gypsum board would indicates roof
decking above the stains for dry rot
replacing as necessary.
D. The exposed composition asphalt shingle roof wearing surface is
nailed to the roof deck with galvanized nails. The shingles
aren't of the self sealing type and can be easily lifted. In some
places the shingle is missing and the wood roof deck can be seen.
There is significant cracking of the shingles. Moss has
accumulated along the butt of most shingles: cleaning or use of a
moss killer to extend roof life doesn't appear to be economical.
E. No positive roof ventilation exists. Openings to the garage below
combined with the large attic area appear to provide sufficient
ventilation.
F. The roof has vinyl gutters nailed to a limited facia. Some minor
limited facia dry rot exists at the south west garage door; other
facial and end pieces checked appear satisfactory. The gutters
need cleaning; most debris is roof granuals.
G. The brick chimney is reported as being abandoned. No provision
has been made to prevent the intrusion of water. If the chimney
is reactivated, a new concrete cap is needed and some of the
spauled brick needs repair and water proofing.
H. Some attic insulation exists but is largely ineffective because
the south end does not have hetween rafter or wall stud
insulation.
I. In my opinion the wearing surface is no longer serving its
intended purpose and in all probability the roof leaks. It may be
Weis Inspection Page 5
