Japenese language, customs, and business practices for the <br />Community College. <br />Conclusion: Given that Snohomish County is a part of the Pacfic <br />Rim Economic Reyion and that intemational trade involvement is of <br />growin� importance, the development of the Institute is an <br />educational pnority of the College. <br />2. The adequacy of streets, utilities, and public services required to <br />serve a proposed use. <br />Finding: There are existing street and utilities that can <br />accommodate project. <br />Conclusion: The streets and utilRies are adequate to service this <br />use. <br />3. The impact of traffic generated by the proposed use on the <br />suRounding area, pedestrian circulation and public safety; and <br />abilityr of the proponent to mitigate such potential impacts. <br />Finding: Traffic impacts from the proposed use will likely not <br />increase significantly. The pro�tam draws from the existing student <br />population of Eve!rett Commundy College. <br />Conclusion: There are no significant traffic impacts irom this <br />project. <br />� The provision of adequate off-street parking, on-site circulation, <br />and site access. <br />Finding: Parking impacts from the proposed use will likely not <br />increase. The program draws from the existing student population <br />of Everett Community College. <br />Conclusion: There is a parking short fall that dcss existing on <br />Campus. This short fall is now being address by the College in a <br />Master Plan. The proposed project will not significantly impact the <br />current or future parking for Everett Community College. <br />5. Compatibility of proposed structures and improvements with <br />su�ounding properties, including the size, height, location, setback <br />and arrangement of all proposeci butldings end taGldies, especially <br />as they relate to light and shadow impacts on moro sensitive land <br />uses and less intensive zones. <br />Finding: The renovation and expansion of the existing <br />structure will not change in general appearance from the street <br />Conclusion: The design of the project is compatible with <br />surrounding land use in the area. <br />
