The number, size and location of signs, eapecially as they relate to <br />more sensitive land uses. <br />Finding: The proposed signs will be a low key directional, <br />iniortnadonal sign onry. <br />Conclusion: Sign Category D is required for this site. <br />7. The landscaping, buffering and screening of buildings, parking, <br />loading and storage areas, espacially as they relate to more <br />sensitive land. <br />Finding: A Landacaping plan will be submilted with the Master <br />Plan and will not be required for this project. <br />Conclusion: A land�caping plan will be required by City with the <br />Master Plan. <br />8. The generatian of nuisance irritants such as noise, smoke, dust, <br />odor, glare, visual blight or other undesirable impacts. <br />Finding: Noise levels will not increase on this site due the <br />proposed project. <br />Conclusion: There should be no substantial nuisance generated <br />by this project. <br />9. Consistency with the goals and policies of the Everett General Plan <br />for the area and land use designation which the property is located. <br />Finding: The proposed project is within an area that is <br />designated as Institutional Schools and Churches. <br />Conclusion: The proposed project is consistent with the Everett <br />General Plan <br />10. Compliance with the provisions of this Ordinance and other City, <br />State and Federal regulations. <br />Finding: The project as proposed will be consistent with all <br />City Ordinances. <br />Conclusions: The Community College will construct this project to <br />be consistent with all City, State and Federal regulations. <br />
