5.3.2 The right of the Association to charge <br />ceasonable admisaion and othee feea foc the use of any tecrea- <br />tional facility situated on the Common Properties. <br />5.3.3 The right of the Association to dedicate <br />or transfer all or any part of the Common Properties to any <br />municipal corporation, public agency or authority�for such uses <br />and purposes and subject to auch com9itions ae may be agreed to <br />by the members. No such dedication or tranafer, however, ahall <br />be effective except pursuant to a vote of the membera as <br />provided by the Articles of Incorpo�at;on. <br />5.4 ,Ile].Cgation of Use: Any membec may delegate in <br />accordance with the Bylaws, his rights of enjoyment to the <br />Common Propertiea to the members of his family and his tenanta. <br />• 'i•1 • V• I -I•I 11"1 <br />6.1 ����*ion of the Lien and Personal Ob1lQation of <br />n=spR�mP�t; Declarant, for each lot within the properties, <br />hereby declares that each owne� of any building site by <br />acceptance of the Deed or other c�nveyance, ahall be deemed to <br />covenant and agree to pay to the Association annunl aesessmenta <br />and apecial assessments for capital improvements. Such asseas- <br />ments shall be fixed, eatablished and collected from time to <br />time as 6ereinafter provided. The annual and apecial assess- <br />ments, together with r auch intecest theceon and costs of <br />collection thereof ae' hereinafter provided shall be a <br />continuing lien upon the property against which each such <br />aseessment, together with such intecest theceon and collection <br />thereof as hereinafter provided, ahall also be a personal <br />obligation of the person who is the owner of auch property at <br />the time when the asseasment fell due. Such petsonal <br />obligation shall not pasa to hia successors in title unless <br />expresaly aseumed by them. <br />6.2 Pn pose of Asseasments; The assessments levied <br />by the Asaociation shall be used excluaively for the purpose of <br />promoting the recreation, health, safety, enjoyment and welfare <br />of the residents in the pcoperties and in particular, for the <br />improvement and maintenance of property, services and iacili- <br />ties devoted to the purpose and related to the use and enjoy- <br />ment of the Common Properties and of the homes aituated upon <br />the properties. Without limiting the generality oE the <br />foregoing, assessments may be used to lease facilities for the <br />use of zesidents in the pcoperties. <br />6.3 B-Gis of ltnnual Assessment: Unless changed by a <br />unanimous vote of the Board of Di�ectors, the maximum annual <br />assessment for any building site on which is located a eingle <br />family dwellin9 shall be $120.00 per year. <br />The Board of Directors of the Association may, after <br />conaideration of the curcent maintenance costs and the finan- <br />cial requirements of the Association, fix the annual actual <br />sesessment at an amount less than the maximum. <br />� Upon the vote of the membership as hereinafter <br />provided, the Asaociation may change the maximum a�nual assesa- <br />ment fixed by this Section ptospectively. <br />- 4 - <br />
