Street improvements including curb, gutter, side�rulk, and any necessary <br /> cirainage system improvements are required for the project's frontage nn <br /> Holly Drive. vo full street improvements are required on 98th Street. <br /> Improvements to 98th Street shall be made without curbs, gutters, and <br /> sidewalks. No improvements on 98th Street shall occur where it <br /> conflicts with existing wetlands or buffers to the wetlands. <br /> 11. Any pavement runoff must Ue treated by vegetated swales prior to <br /> entering the wetlands. <br /> 12. The wetlands on site are rated as a Class II wetlanda, which require a <br /> minimum 6uffer area of 50 feet with a 10 foot construction setback for <br /> buffer. The outer edge of the wetlands buffer must be field surveyed. <br /> A temporary fence is to be placed around the outer edge of the buffer <br /> prior to any construction activity. <br /> l3. 11�e wetland and its buffer must either be dedicated to the City as an <br /> open space tract or set aside as a native growth protection easement per <br /> Section 37 of the City of Everett Zoning Code. <br /> 14. Development of the site must not affect the hydrology of the wetlands. <br /> Tlie quantity and rate of Hater entering the wetland must be determined <br /> from current conditions. Under developed conditions at similar rate and <br /> quantity of roof drainage or treated runoff must continue to be <br /> discharged to the wetlands. <br /> 15. The wetland may not be used for detention. <br /> 16. ,Jo stormwa[er facilities, including dete:�tion facilities or vegetated <br /> swales , shall be located inside the wetlands and its buffer. <br /> 17. A Fire Hydrant capable �f providing the minimum required fire flow must <br /> be located within 200 i -iving feet of all buildings. Required fire flow <br /> is 1,500 GPM. <br /> 18. Fire lanes must be provided as required in Everett Municipal Code <br /> 46.44. Fire lanes must be identified b�- red curbs with white stencil <br /> stating "No Parking - Fire Lane - Tow Away Zone". These sign locations <br /> must be approved by the Fire Ptarshal. <br /> 19. Premises musL' be clearly identified by address at the street entry. <br /> 20. Eacli building must be clearly identified so as to be visible and legible <br /> from the access road. <br /> 21. All required access roads and fire hydrants must be in service prior to <br /> occupancy. <br /> 22. A fire alarm system shall be provided for any building having aa <br /> occupant load assigned of 50 or more. <br /> 23. The proposed utilities crossing of the buffer area on the southweat <br /> corner are recommended for approval. <br />
