Project Overview <br /> � Introduction <br /> This report details the stormwater site plan and the detention pond design for the stocmwater <br /> ( mno:1'frorn a proposed faciliry for the Food Services of America(FSA). FSA proposes to build a <br /> � 153,141 square foot(froun and fresh cooler, and grocery dry goods) product disvibution <br /> wazehouse on 32.7 acres of the CSR Associated site. The building to be conswcted will be <br /> l Phase 1 of what eventually will be a 438,398 squaze foot building built out in two more phases. <br /> The facility will serve as a center for distribution of food products to north Puget Sound and <br /> I Olympic Peninsula FSA customers. There will be an above ground fuel tank and fuel pumps <br /> installed in Phase 1. Approximatel�• t,3501inear feet of new roadway will be built to provide <br /> access to the FSA site. The roauway will be built to City of Everett standards and dedicated to <br /> I the City of Everett. A stormH�ater detention pond with an open cell on the east and west ends <br /> (inlet azeas) and a wetland treatrwnt cell in the center(oudet) will be constructed in Phase 1. An <br /> oi1/water separator will be constructed in Phase 2 with the Maintenance Building under a stpazate <br /> � permit. <br /> IProject Location <br /> The project site is located within the CSR Associated property. 'fhe CSR Associated property is <br /> I bounded on the east by Glenwood Avenue,on the north by 60th Street S W(Merrill Creek Pazkway), <br /> on the west by Hazdeson Road, and on the south by Sievers Duecy Boulevazd. 'i'he FSA site is <br /> located along the west property line (central western portion) of the CSR Associated property in the <br /> I southwest quazter of Section 1,T.28N., R.4E., W.M.,in the City of Everett, Snohomish County, <br /> Washington. The FSA site is also known as Lot 1 on the proposed Binding Site Plan. See Figure 1 <br /> � for a vicinity map. <br /> I 2. Preliminary Conditions Summary <br /> Existing Conditions <br /> � The original topography of the project site sloped at about 3 percent from south to north, with the <br /> runoff from stormwater flowing into Glenwood Creek and Merrill&Ring Creek basins. The <br /> I existing topography of the site is changing daily because the current use is a gravel pit. Portions <br /> of the site are being mined while other ponions are being reclairtxd. The existing slopes vary <br /> from about 1 percent to vertical walls. Stormwater runoff from the existing gravd pit either <br /> � infilvates into the ground or flows into an on-site pond. The King's Exwsion Lot,just west of <br /> FSA (see Figure 1) is in both Glenwood Creek and Merrill&Ring Creek Basins. KinB's <br /> Extrusion has developed their property and discharges all the'v runoff to the Memll&Ring CYcek <br /> Basin. FSA stormwater runoff will be diverted entirely into the Glenwood Creek basin.
