The landscape plan by Leonard E. Zickler, LA <br /> dated May 2001 is approved. � <br /> The Planning Director approved the larnjscape modification based on the following: j <br /> t <br /> DP Mountain View 1, LLC proposes a landscape modification for a 200,000 square foot warehouse j <br /> building on Shuksa�i Way. This facility is located in the M-1 (PDO), Office and Industrial Park Zone. It is � <br /> required to provide landscaping in parking areas, on the parcel perimeter, and around the building per <br /> Sections 35 and 27.020 of thc Zoning Code,and the approved Planned Development Overlay Zone(PDO) <br /> approved for the project. � <br /> The PDO requires landscaping on the strcet frontage of 30 feet measured &om the property line on <br /> Hardeson Road and 20 feet from the property line on Shuksan Way. A fifteen-foot wide landscaped area <br /> is required around the building, and thirty-five {35)square feet of landscaping is required for each parking <br /> stall in the parking area. A fifleen-foot�vide landscaped area is required along adjoining property lines. <br /> Required landscaping on the street frontages is Type III except where truck loading and maneuvering <br /> areas require Type II landscaping with a sight-obscuring fence. Along the interior property lines the <br /> landscape requirement is Type fII except w�here truck loading and maneuvering aze visibl.: from adjoining <br /> property, in which case Type II landscaping with a sight obscuring fenced is required. � <br /> i, <br /> Subsection 35.070.A of the City of Everett Zoning Code gives the Planning Director, using Review ! <br /> Process I, authority to modify the required landscaping under certain circumstances.
