The Ciry of L'•verett Planning D:partment grants approval of a request by DP Mountain View [, ��LC to <br /> modify the building modulation required in Section 27.020 uf the Zoning Code. The proposed developmcnt is <br /> located on SE Comer of Hardeson Road and Shuksan Way. The building elrvations and site plan by <br /> AHBL/Paul II. McCormick, PG,dated May 2001,and the landscape plan prepared by Leonard E.Zickler, LA, <br /> datcd May 2001, arc approved(in lieu ofstandard building modulation). This submittal was made on behalf <br /> of DP �lountain View I, LLC, owners and developers of thc project approved under SEPA O1-014, a Planned <br /> Action Determination issued on June 11, 2001. <br /> Thc}'lanning Director approved the building modulation modification based on che following: <br /> Subsection 27.020.A.2. of EveretYs Zoning Code requires that building facades greater than sixry feet in Icngth <br /> shall be modulated by features a minimum of five feet in depth,a minimum of fiReen and a maximum of sixty feet <br /> in length, and at least fif'ry percent of the buildiug height.Subsection 27.020.A.2.e.provides the Planning <br /> Dcpanment authority to b+rant a modification of these standards i+'an adequate altemative is proposed. Approval of <br /> this modification is subjcct to a Type I revicw proccss. Review Process I is an administrative process and requires <br /> no public notice or comment period. Thc Applicant may be appeal the decision within 14 days of issuance. <br /> AFiBL for DP Mountain View I, LLC proposes a combination of elements that, together, accomplish the objective <br /> of thc 7_oning Code to reduce the aesthetic impact of large blank building facades. AHBL's proposal is described <br /> in their Building Modulation Alternative,received on June I 1,2001 as modified by thy landscape plan and <br /> supplemental infortnation attached hereto. Thc project will be located on the SE Comer of Hardeson Road and <br /> Shuksan Way, and was approved by SEPA No.01-014, a Planned Action Detertnination. The project consists of a <br /> 200,000 square foot warehouse building. <br /> A painting scheme esscntial using the co�porate colors of the Jansport Co. is proposed. Significant areas of glazing <br /> and more cxtensive usc of reveals will be incorporated into thc building. Also, the size of several tree specics <br /> providcd on the building penmeter and elsewhere on the site will be b�reater than required by the zoning code. <br /> The Applicant may cppeal this decision within fourtcen(14)days of this date by filing an appeal with the City of <br /> Gcerctt Planning Department at 2930\Vetmorc, Suite 8A,Everett, WA 98201.
