Any rockeries or retaining walls proposed in required setback areas must be in confonnance <br /> with Section 39.150 of the Zoning Code. <br /> 31. RooRop mechanical equipment, including vents,must be screened per Section 39.040 of the <br /> Zoning Code. <br /> 32. Building setbacks must be a minimum of 30 feet front}•ard along Hazdeson Road and 20 <br /> feet alongShuksan Way, IS feet side yard and 15 feet reaz yard. Building height shall be a <br /> maximum of 65 feet. <br /> 33. Landscaping must be provided per Sec!:ou 35 of the Zoning Code. At a minimum this must <br /> include the fullowing: <br /> a. This area shall be planted <br /> with Type III landscaping <br /> c. A landscape strip a minimum of 15 feet wide must be provided along the cast and south <br /> property lines. This azea shall be planted with Type I landscaping and a site obscuring <br /> fence. <br /> d. A minimum cf 7,070 square feet of landscaping shall be provided in the interior of the <br /> pazking lot for the 202 parking stalls. Landscaping must be provided per Secti�n 35.080E <br /> of the Zoning Code. <br /> e. Prior to issuance of any permits, landscaping plans must be reviewed and approved by the <br /> Planning Department per Section 35.100 of the Zoning Code. The landscapmg plan must <br /> show location and dimensions of required vegetated swales, wetponds, detention ponds, <br /> rockeries and retaining walls,and grading at 2 foot intervals. Irrigation systems must be <br /> provided in all landscaped areas per Section 35.130 of the Zoning Code. A 2 yeaz <br /> maintenance assurance device must be provided for the landscaping per Section 35.130B <br /> of the Zoning Code. <br /> 34. Building Cacade modulation and rootline vaziation must be provided per Section 27.020.A.2 <br /> of the Zoning Code. The maximum pertnitted wall lengtli without building facade <br /> modulation is 60 feet. It appears that your elevation drawings show azeas 60 plus feet ;n <br /> length without building facade modulation. Your proposal must be redesigned to meet <br /> Section 27.020.A.2 unless a building modulation modification is approved by tiee Planning <br /> Director. <br /> �w <br />
