20. Treatment of stormwater n•,noff from paved areas must occur, per City standazds, prior tn <br /> discharge of the stormwatcr from the site or to a stream or wetland. The stonnwater control <br /> facilities at the northeast corner of Hazdeson and Shuksan Way werc conswcted to <br /> accommodate runo�3' from this site. 1'herefore, t6e existing stormwater control pond and <br /> vault may be used as a component of this site's required stomtwater control, for the amount <br /> of runoff the pond was designed to receive. Bxause the pond will serve this private <br /> development, maintenance of the pond and vault shall be the responsibility of this <br /> dcvelupmenL The oHmer shall be reqwred W grattt the Ciry a"hold hazmless"agreement for <br /> the"public"ninoff that th atormwater conhol facil►nes receive from Shuksan Way. <br /> 21. If the future use of the site �vill result in the potontial for accidental spills of chemicals to the <br /> City's sanitary sewer, including oils or fuels, an Accidental Spill Prevention Plan shall be <br /> required per the direction of the Industrial Pretreatrnent Program. <br /> 22. All chemicals or products of a hazazdous or toxic nature that may be used or stored on the <br /> site must be stored under cover u�d isolated from the storm drainage system. <br /> 23. If vehicles or equipment will be washed and/or steam cleaned on this site, a designated wash <br /> azea must be provided for these activities. The area must be covered, paved with Portland <br /> cement concrete, hydrologically isolated from the storm drainage system, and must drain to <br /> the sanitary sewer through a b�ffle-type oiUwater separator. A dischazge authorization from <br /> the Citv's Industrial Pretreatment Program may be required for the connection to the sanitary <br /> sewer. Wastewater from washing operations may not be dischazged to the storm system. <br /> 24. The Traffic Mitigation Fee for this proposal is 5105,360.00 which must be paid prior to <br /> issuance of the first building permit. <br /> 25. Any of the driveways approved by the City Tra�c Engineer as intersection type with ct�:'� <br /> retums shall have concrete crosswa:ks approximately IS feet wide. <br /> 26. Building permits shall not be issued until the construction of Shuksan Way and <br /> appurtenances is completed and accepted by the City, including the associated drainage <br /> system. <br /> 27. Parking must be per City Zoning Code and City Design and Construction Standazds and <br /> Specifications. For the 200,000 square feet of wazehouse activity proposed, a minimum of <br /> 200 parking stalls are required. A minimum of 6 handicap spaces must be provided. One of <br /> the handicap stalls must be van accessible. <br /> 28. A pedestrian circulation system for the site must be approved by the Planning Director and <br /> Traffic Engineer prior to the issuance of any building permits. Walkways must allow <br /> pedestrians and wheelchairs to gain easy access from sidewalks and bus stops to�,uilding <br /> entrances through the use of paths which are physically separated from vehicle tnt�c and <br /> maneuvering areas. (See the city's Desigtt and Construction Standazds and Speci[ications <br /> Manual and Section 39.165 oCtl�e Zoning Code.) <br /> 29. Placement and screening of refuse disposal areas must be provided per Section 39.080 of the <br /> Zoning Code as follows: <br /> a. Garbage receptacles, dumpsters, and recycle bins shall be provided in all multiple family, <br /> commcrcial, industrial, and institutional developments and shall not be located in a <br /> requimd front yard setback area, or street side setback area Cor comer lots.
