No hydrologic connection to the storm drain system will be allowed for truck bays. <br /> As part of a continuing process, the Fire Department or other departments within the <br /> City of Everett shall be responsible for maintaining and cleaning any oiUwater <br /> separators and ensuring that the separators that have been installed satisfactorily to <br /> City standards. Failure to do so could result in the review of the entire permit. <br /> 8. A specifically designated area w;ll be required for washing of fire trucks. The area <br /> must be nydrologically isolated from the rest of the site and be covered, and <br /> washwater from the area must drain to the sanitary sewer after being routed through <br /> a baifle type oiUwater separator designed to City standards. If covering of the wash <br /> area is not practical due to the si::e of the fire trucks, an afternative design utilizing <br /> valves that direct washwater to the sanitary sewer and stormwater to 1he storm <br /> drainage system will be allowed. <br /> 9. Parking must be per the Site Plan submitted (no less than seven stalls) and installed <br /> to City Design and Construction Standards. <br /> 10. Clearing limits may not exceed those areas defined in the General Site Plan. The <br /> intent is to leave as much natural vegetation on-site as possible to buffer from <br /> streets, park, and existing single-family residential dweilings. Prior to any clearing <br /> and grading activities on the site, a clearing and grading plan must be reviewed and <br /> approved by the Planning/Community Development Department. Temporary <br /> fencing of the area to remain undisturbed (natural area) must be installed prior to <br /> , any on-site ciearing and grading. Note: Trees must be fenced at the drip line. <br /> 11. A landscaping plan must be approved by the F�lanning/Community Development <br /> Department. The landscaping is intended to provide visual separation of the Fire <br /> Station from sVeets and adjacent uses. The use of greater setbacks, natural <br /> vegetation, and Type III landscaping adjacent to the proposed improvements are to <br /> be used in the landscape design. <br /> 12. Detailed drawings in accordance with City Design and Construction Standards shall <br /> be submitted to the Public Works Department showing site parking layout, <br /> landscaping, utilities, storm drainage, temporary construction erosion control, and all <br /> required improvements in the public right-of-way. Public Works Department <br /> approval of these drawings is required prior to any permits being issued. All <br /> improvements shall be completed, approved, and waRanted before Occupancy <br /> Permits are issued. <br /> 13. Full standard street to the east side of 14th Avenue along this project frontage is <br /> requirea including, but not limited to, curb, gutter , sidewalk, and street widening. <br />
