The actual cost shall be <br /> computed by the building Department per the ordinance in effect <br /> at the time and according to the information provided on the <br /> approved plans on the date of permit issuance. On-site detention is required, OR, in lieu of providing on-site <br /> detention, payment to City Drainage Fund 340 is allowed per <br /> Ordinance 670-80. Drainage calculations must be done to <br /> determine the amount of required detention. (SEPA Public <br /> Services and Utilities Policies) <br /> 7. Parking must be per City Zoning Code and City Design and <br /> Construction Standards (stalls must be paved and striped) . <br /> For the 4 ,560 sf office and warehouse use proposed, a minimum <br /> of 7 parking stails are required. A landscape strip a minimum of 5 feet wide must be provided <br /> along the entire 39th Street frontage between the street and <br /> the parking area in compliance with Section 19.40.050 of the <br /> Zoning Code and Section 1.13 of the Standards and <br /> Specifications Manual. The landscaping must consist of <br /> a. groundcover over a minimum of 75$ of the area, and <br /> b, evergreen trees or shrubs a minimum of three feet in height <br /> at time of planting to number at least 6 for each 100 square <br /> feet of required landscape area. <br /> The intent of this requirement is to provide screening of the <br /> parking area and to shield car lights from shining into the <br /> right-of-way. If berming of the planting areas a minimum af <br /> one foot in height above the level of the parking lot is <br /> provided, plant heights may be reduced to 2 feet. <br /> Any required landscaping provided in the public right-of-way <br /> must be leased from the City. (SEPA Land and Shoreline Use <br /> Policies) <br /> The lead agency for this proposal has determined that it does not <br /> have a probable significant adverse impact on the environment. An <br /> Environmental Impact Statement is not required under RCW <br /> 43. 21C.030(2) (c) . This determination assumes compliance with state <br /> law and City ordinances related to general environmental protection <br /> including but not limited to right-of-way improvement requirements, <br /> drainage, etc. This decision was made after review of a completed <br /> � environmental checklist and other information on file with the lead <br /> agency.
