Full standard half street improvements are required to this propeny's frontages on 39'" <br /> St. and Smith Street including but not limited to curb, gutter, sidewalks, street widening <br /> and drainage control per City Design Standards. <br /> 3. This project must comply with the current City of Everett Ruilding Code and Sprinkler <br /> Ordinancc. <br /> 4. Special charges for connection to the sewer and water systems in accordance wiih <br /> Ordinance 1998-94 and subsequent revision are applicable. These charges are based on <br /> projected water usage and can be substantial. Applicant is encouraged to obtain a copy <br /> of the Ordinance and detetmine estimated charges prior to building permit application. <br /> The actual charges shall be computed by the Public Works Department per the ordinance <br /> in effect at the time and according to the infortnation on the approved plans at the time <br /> of building permit issuance. <br /> 5. City streets and alleys are to be kept clear of dirt and debris at all times during <br /> construction. Dust suppression and street deaning must occur as directed by the Public <br /> Works Inspector. <br /> 6. A one year warranty is required on the public improvement for an amount not less than <br /> 10� of the cost of construction and shall run for one year from the date of final <br /> approvallissuance of the first Occupancy Permit. <br /> 7. A Performance Guarantee is required for street improvements on 39'" and Smith prior to <br /> any builJing permit being issued. <br /> 8. Walkways must be provided from the proposed building to the public sidcwalk. <br /> 9. Per the ��oluntary agreement by the Applicant, a traffic mitigation fee of$3,360 must be <br /> paid per the City's Interim traffic ordinance prior ro building permit issuance. <br /> 10. Temporary erosion control measures for construction activiry must be operational prior <br /> to commencement of any clearing or earthwork. <br /> 11. To provide adequate fire flow to dtis site, a fire hydrant must be located on the 1��" main <br /> in Smith Avenue at a location acceptable [o the Fire Deparrment. <br /> 12. Parking must be per City Zoning Code and Ciry Design and Construction Standards and <br /> Specifications. For the 6,CG0 sGaar� feet of warehouse use, a minimum of six (b) <br /> parking sr.ills arc require.i. A minimum of one (1) handicap spaces must be provided. <br /> l� <br />
