. ( <br /> . � <br /> 13. Placement and screening of refuse disposal azeas must be provided per Section 39.080 of � <br /> the Zoning Code. Garbage receptacles, dumpsters, and recycle bins shall be provided in <br /> all commercial developments and shall not be located in a required front yard setback <br /> area, or street side setback area for corner lots. Where an alley abuts a lot, the garbage <br /> receptacles, dumpster, or recycle bin shall be located adjacent to the alley. <br /> All garbage dumpsters and recycle bins must be screened from view from the street and <br /> from adjacent properties. This screening may be done using dense vegetation or by <br /> placing the dumpster or recycle bin in a structural enclosure. <br /> 14. Any rockeries or retaining walls propused in required setback areas must be iu <br /> conformance with Section 39.150 of the Zoning Code. <br /> 15. Rooftop mechanical equipment, including vents, must be screened per Section 39.040 of <br /> the Zouing Code. <br /> 16. Building setbacks must F,e a minimum of zero (0) feet front yard, zero (0) feet side yard <br /> and zero (0) feet rear yard. Building height shall be a maximum of 65 feet. <br /> 17. Landscaping must be provided per Section 35 of the Zoning Code. At a minimum this <br /> must include the following: <br /> a. A landscape strip a minimum of ten feet wide must be provided along the 39'h Street <br /> frontage abutting the outdoor parking area. This area shall be planted with Type III <br /> landscaping. The area between the building and the property line on 39`" Street, <br /> together with all excess right-of-way adjacent to 39'" Street and Smith Street must <br /> be landscaped to Type III standards. <br /> b. A landscape strip a minimum of five feet wide must be provided a►ong the north <br /> property line adjoining the outdoor parking. This area shall be planted with Type <br /> III landscaping. <br /> c. Section 35.080.E.� provides that landscaping is no[ required for stalls located <br /> within an enclosed garage or under a parking structure. However, landscaping is <br /> required if the parking is located outdoors or under carports. [f more than 10 <br /> parkine spaces are provided on site, outdoors or under carport�, then landscaping <br /> of the parking area in accordance with Section 38.080 will be required. <br /> 4lq <br />
