The requirements of Type III landscaping are not oneroi�s: <br /> 1) trees, a minimum of six feet in height at time of <br /> planting on 30 foot centers, <br /> 2) qround cover ovei• 90 percent of the area and 75 percent <br /> of that may be lawn, <br /> 3) the remaining 15 percent of ground cover may consist of <br /> shrubs a minimum of 24 inches high at time of planting <br /> at a density of five shrubs per 100 square feet. <br /> Since you are unable to construct the 31 space parking lot on the <br /> southern portion of the site, we are willing to accept hydroseed- <br /> inq south af the boat house at this time. In addition, we want <br /> to point out that it was a condition of Shoreline t'ermit #1- •.•� <br /> which allowed the fill of the site that all filled ar.eas were -o <br /> be hydroseeded within 30 days of completion of the fill. This <br /> must be completed for all filled areas that are not under con- <br /> struction as part of Phase Ii. <br /> 3. in regard to the parking area adjacent to the fishing pier, in <br /> order to show good faith to the Planning Commission, we would <br /> like you to provide in writing the basis you used for reevaluat- <br /> ing the need for handicapped stalls and how you arrived at the <br /> new proposal. Please submit a revised plan for this parking ar- <br /> ea. <br /> Your proposal that a four foot wide landscape strip be provided <br /> between the trail and the parkinq area is unacceptable.
