To: Daryl Bertholet   n   U  A; ;
f< <
From: Bob Landles JUN 1 4 jcr .,,. ;•u
Date: June 13, 1990 CITY
_,__............
OF EVERrr ..
Public 4yorks pp.
Subject: Building Permit Application for Phase II
Langus Riverfront Park
In response to your memo we received May 30 , 1990, reqarding Planninq
Department review of the plans submitted for building permits for
Phase II of Langus Park, the following issues remain to be resolved
before the Planning Department will approve the building plans:
1. Pleae submit your request for revision to SMA /8-87 for reloca-
tion of the roadway around the boat house and to delete the
requirement that Ross Avenue be vacated as a separate document
since it must be sent to DOE and it would confuse the issue if
your memo of May 30 were sent since it includes items that are
not relevant to the revisior. request.
A revision to SM1 /{8-87 is reuired if Ross Avenue is not to be
vacated. Since there are plans for the relocation of Ross Avenue
further to the east within the park with Phase iII development,
Public Works would not require improvements to R.ss Avenue at
this time, but the issue will need to be addressed at the time of
road relocation.
2 . Shoreline Permit q4-89, Condition 3, required that detailed land-
scaping plans be reviewed and approved by the Planning Department
prior to issuance of any building permits showing planting de-
tails around all proposed buildings, the hydroseed mixture
proposed for the outside dike face and the general treatment pro-
posed for other areas disturbed during construction. The
Planning Department does not consider the landscaping as shown on
Sheets L-8 through L-11 to be adequate. Please refer to the
.1pri1 9 memo for specific deficiencies in your landscaping plans.
Tu give you some guidelines as to what would be acceptable to the
Planning Department, it was suggested in our memo of April 9,
1990, that at a minimum, Type III Landscaping, Ornamental Effects
should be provided. As the name implies, the purpose of Type III
landscaping is to provide a visual separation of uses from
streets, so as to soften the appearance of parking areas, build-
inqs and other improvements.
