INFORMATION FOR DEVELOPER: <br />The following information is provided for the developer's <br />benefit. z�11 comments are preliminary in nature, and are <br />based upon the preliminary Site plan and the ordinances in <br />effe�t at time of submittal for SEPA review. The proposal <br />must comply with all ordfnances in effect at the time a <br />complete building permit application is filed, including <br />those not specifically set ferth herein. (Exception: For <br />vesting under the Zoninq Code, pl��.ase refer to Section 44 of <br />the Zoning Code). Contact the Pl�nning Department for <br />information regarding appeal�� proc�ssses for the requirements <br />listed in this document. <br />1. Detailed drawings in accordance with City Desiqn and <br />Construction Standards shall be submitted to the Public <br />Works Department showinq site parkinq layout, <br />landscapinq, utilities, storm drainaqe, temporary <br />construction erosion control, and all required <br />improvements in the public right-of-way. Public Works <br />Department approval of these drawings is required prior <br />to any permits being issued. All improvements shall be <br />complated, approved, and warranted before xcupancy <br />permits are issued. <br />2. Full standard street improvements are required to <br />� Spokane Drive and Broadway along this property�s <br />� frontaqe, includinq, but not limited to, curb, gutter, <br />sidewalk, street wideninq, transitions and drainage <br />! control per City standards per Ordinance 555-78 as <br />amended. <br />;. Speci3l charqes for connection to the sewer and water <br />systems in accordance with ordinance 1171-85 and <br />subsequent revisions are applicable. These charqes are <br />based on projected water usaqe and can be subatantial. <br />The applicant is encouraqed to obtain a copy of the <br />ordinance and determine estimated charqes prior to <br />building permit application. The actual charqes shall <br />be computed by the Public Works Department per the <br />ordinance in effect at the time and accordinq to the <br />information on the approved plans at the time of <br />building permit issuance. <br />4. City streets are to be kept clear of dirt and debris at <br />all times during the construction. Dust suppression <br />and street cleaninq must occur as directed by the <br />Public Works Inspector. <br />5, permits must be obtained for ali fill removed from the <br />site and placed within the City Limits. <br />
