Detailed drawings in accordance with City Desiqn and Construction Standards shall be submitted to the Public Works Department showinq site parkinq layout, landscapinq, utilities, storm drainaqe, temporary construction erosion control, and all required improvements in the public right-of-way. Public Works Department approval of these drawings is required prior to any permits being issued. All improvements shall be complated, approved, and warranted before xcupancy permits are issued. 2. Full standard street improvements are required to � Spokane Drive and Broadway along this property�s � frontaqe, includinq, but not limited to, curb, gutter, sidewalk, street wideninq, transitions and drainage ! control per City standards per Ordinance 555-78 as amended. ;. Speci3l charqes for connection to the sewer and water systems in accordance with ordinance 1171-85 and subsequent revisions are applicable. These charqes are based on projected water usaqe and can be subatantial. The applicant is encouraqed to obtain a copy of the ordinance and determine estimated charqes prior to building permit application. The actual charqes shall be computed by the Public Works Department per the ordinance in effect at the time and accordinq to the information on the approved plans at the time of building permit issuance. 4. City streets are to be kept clear of dirt and debris at all times during the construction. Dust suppression and street cleaninq must occur as directed by the Public Works Inspector. 5, permits must be obtained for ali fill removed from the site and placed within the City Limits.
