A one-year guarantee is required on the public <br />improvements for an amount not less than l0� of the <br />cost of construction and shall run for one year from <br />the date of issuance of the first occupancy permit for <br />the project. <br />8. A two-year quarantee is required for private <br />retention/detention or other drainage <br />treatment/abatement facilities servinq areas larqer <br />than one acre. <br />9. On-site watermain w�ll be staked within an easement to <br />the City. The easement will be submitted to the City <br />prior to the issuance of permits. <br />l0. As-builts of storm sewer, sanitary sewer, and water <br />systems will be required to be submitted per City <br />Design and Construction Standards and Specifications. <br />li. Parking must be per City Zoning Code and City Design <br />and Construction Standards and Specifications. For the <br />18 two bedroom condominium townhouse units proposed, a <br />minimum of 36 parking stalls are required. <br />12. Placement and screening of refuse disposal areas must <br />be provided per Section 39.080 of the Zoning Code. <br />13. l,ny rockeries or retaininq walls proposefl in required <br />setback areas must be in conformance with Section <br />39.150 of the Zoninq Code. <br />14. Rooftop mechanical equipment, includinq vents must ba <br />screened per Section 39.040 of the Zoninq Code. <br />15. Building setbacks must be a minimum of 10 feet at the <br />front yard, l0 feet at the side yard and 25 feet at the <br />rear yard. C-1 zoninq on the site does allow a maximum <br />buildinq height of 50 feet. However, the maximum <br />heiqht shall not exceed 28 feet when located within 50 <br />feet of adjacent R-1 zoned property. <br />16. Landscaping must be provided per Section 35 of the <br />Zoning Code. At a minimum this must include the <br />following: <br />a. Landscape Category a, Type III landscaping with a <br />minimum setback depth of 10 feet shall be provided <br />along all street frontaqes, includinq all land <br />behind sidewalks within the street right-of-way, <br />except for driveways (see Section 35.080(B)(C). <br />
