Buildir.g selbacks in ihe R-2-I Zone must compiy with the minimum building setbacks in <br /> Ordinance N�. 2232-97. New buildings shall have a minimum twenty (20) foot setback <br /> (rom all property lines. Landscaping on the perimeler of the off-sireet parking area and wilhin the parking and <br /> circulation areas on the main campus shall be in accordance with the general concepts <br /> indicated on the Masler Site Plan. Permits (or lhe conslruction of all proposed Phase II <br /> oif-street parking lots including the Topper Motel 2nd expansion o(existing suriace parking <br /> along North Broadway shall not be issued until a detailed landscape plan (or interior and <br /> ;�rimelcr landscapc areas has been reviewed and approved by lhe Planning Department. <br /> Landscaping must be provided per Secfion 35 of the Zoning Code. Al a minimum this <br /> must include the following: <br /> Underqraduate Education Center <br /> o A landscape strip a minimum of ten {10) feet wide must be provided along the Campus <br /> Drive Slreet fronlage direcUy north of the Whittier Eiementary School. This area shall <br /> be planted wilh Type III landscaping. NOTE: Due t�� exis!ing lopographical constraints <br /> and lhe proposed roadway ��lignmenl, the applicant is proposing to construct a <br /> retaining wall along lhe south property line and has requested an exemption from the <br /> ten (10) foot landscaping requirement. Prior to the issuance of a final SEPA MDNS, <br /> the applicant v✓ill be required to submit a Landscape Modification Applicalion for review <br /> and approval by lhe Planning Departmenl. Also, any retaining walls or rockeries in a <br /> required setback area which exceeds 36 inches in height is subject to review and <br /> approval by the Planning Department using Administrative Review Process II. <br /> e � <br /> �� <br />
