The Planning Department has reviewed and <br /> approved Ihe subject plan and any changes lo this plan must be approved by the <br /> Everett Plaoning Depaitment. <br /> Topper Motel (DemclitionlSurface Parking Lot) <br /> o A minimum landscape strip a minimum of len (10) (eel wide musi be provided along <br /> both the north and south prc��erty lines. 7hese areas shall be plan±ed wilh Type III <br /> landscaping except for ,he drivew�ys. <br /> o A landscape sU'ip a minimum of ten (10j feet wide must be provided along ths <br /> Broadway Avenue street ironlage. This area shail be planted wilh Type III !andscaping <br /> except for drive�vays. This area shall be planted wilh Type III landscaping except for <br /> the driveways. <br /> o A landscape stria a minimum of five (5) feel wide must be provided along the west <br /> property line which does not abut exisli�g parking spaces. <br /> Parkinq Lot Interior Landscaping <br /> o Landscaping shall be provided in lhe interior of the parking lots for any new parking <br /> elalls. At a minimum one (1) tree must Ue plan�ed for every six (6) parking stalls within <br /> ihe interior of lhe parking lot including shrubs and ground cooer. The applicant must <br /> c:�o provide shrubs and ground cover. Landscape areas must be planted and located <br /> per Section 35.080E of the Everett Municipal Code. <br /> o Prior lo issuance of a.iy permils, landscaping plans must be reviewed and approved by <br /> the Planning Department per Seclion 35.1000 of the Zoning Code. The landscaping <br /> plan must show location and dimensions of required vegetated swales, welponds, <br /> delention ponds, rockeries and retaining walis, and grading at 2-foot intervals. <br /> Irrigation syslems must be provided in all landscaped areas per Section 35.130 0(the <br /> Zoning Code. A 2-year maintenance assurance device must be provided for the <br /> ! landscaping per Section 35.13QB of the Zoning Code. NOTE: The applicant must <br /> provide detailed landscape plans for all proposed surface parking facilities along <br /> Broadway Avenue prior to the issuance of any demolition or conslruction permits. <br /> � `�1 <br /> i3 <br />
