• EXHIBIT A <br /> SCOPE OF WORK 6 <br /> 1. Work to Be Performed <br /> Basic Design Services: <br /> Part I-Evaluation and Planning Services: <br /> 1. Identify/confirm State and Local agency requirements affecting Project development. Identify <br /> process,timeframe and approval requirements. <br /> 2. Prepare base drawings in CADD format, based on existing drawings provided to Dykeman by <br /> the City. <br /> 3. Conduct limited as-built investigations as required to verify existing conditions. <br /> Part II-Schematic Design Services: <br /> 1. Finalize documentation of furniture inventory. <br /> Part III-Design Development Design Services: <br /> 1. Prepare Floor Plan drawings for each floor denoting walls, casework, and floor finishes. Floor <br /> plan drawings will be based on approved schematic design drawings. Provide (1) revised layout <br /> based on Owner comments. <br /> 2. Prepare Preliminary Reflected Ceiling Plan for each floor indicating soffit locations, ceiling <br /> types, lighting layout and light fixture schedule. We will provide one (1) revised design for <br /> consideration. <br /> 3. Prepare (2) color and finish concepts for the Owner's review. We will provide (1) revised <br /> design for consideration. <br /> 4. Prepare One Color Board. <br /> 5. Review all design information with the City of Everett, clarify project requirements and <br /> documentation approvals,before proceeding. <br /> 6. Two(2)meeting to review the design development drawings. <br /> Part IV-Construction Documents Services: (Deadline for Completion-October 1,2007) <br /> 1.Provide the normal Architectural Drawings to obtain a Tenant Improvement building permit. <br /> 2.Prepare Construction Documents for bidding by General Contractors. <br /> 3.Prepare single line elevations of casework design.Detailed casework drawings are not included. <br /> 4. Provide Drawings to Mechanical Sub-Contractor for their use in designing HVAC systems. <br /> Dykeman will locate ceiling diffusers based on HVAC requirements provided by mechanical suc- <br /> contractor. <br /> 5. Provide Drawings to Electrical Sub-Contractor for their use in designing Electrical, <br /> Communication, Alarm, Fire Protection (if needed) and Lighting Systems. Drawings will denote <br /> power,data,and telephone and lighting locations. <br /> 6. Prepare a Project Manual to include Bidding Documents, General Requirements and Technical <br /> Specifications.The City will provide their standard Bidding Documents and Contract to Dykeman <br /> for inclusion in the Project Manual. <br /> 7. One(1)meeting with the City to review the technical aspects of this project. <br /> Part V-Bidding Services: <br /> 1.Attend one walk-through with the contractors to review the scope of work. <br /> 2.Answer contractor questions during bidding. <br /> 3.Issue addenda,as required. <br /> Part VI-Construction Administration Services: <br /> [4L <br /> Page 10 of 13 <br />
