seasonal limitation period requires site specific information generally not available until the <br /> project's design stage. However, preliminary analysis using the information available at this time <br /> indicates that clearing and land alteration activities on the project site will be restricted to the <br /> period between April 1 and October 1. <br /> 23. City Streets are to be kept clear of dirt and debris at all times during the construction. Dust <br /> suppression and street cleaning must occur as directed by the Public Works Inspector. <br /> 24. Permits must be obtained for all fill removed from the site and placed within the City Limits. <br /> 25. A one-year guarantee is required on the public improvements for an amount not less than 10% of <br /> the cost of construction and shall run for one year from the date of issuance of the first Occupancy <br /> Permit for the project. <br /> 26. A two-year guarantee is required for private retention/detention or other drainage <br /> treatment/abatement facilities serving areas larger than one acre. <br /> 27. On-site watermain will be staked within an easement to the City. The easement must be submitted <br /> to the City prior to the issuance of permits. <br /> 28. As-builts of storm sewer, sanitary sewer, and water systems must be submitted per City Design <br /> and Construction Standards and Specifications. <br /> 29. A specially designated area will be required for washing of cars by tenants of the complex. The <br /> area must be hydrologically isolated from the rest of the site, be covered, and washwater from the <br /> area must drain to the sanitary sewer after being routed through a baffle-type oil/water separator <br /> designed to City standards. Signs must be posted on the site limiting car washing to the <br /> designated area only. The tenant lease or rental agreement must contain a clause prohibiting car <br /> washing on the site outside of the specially designated area. A covenant must be recorded and <br /> signed by the owner stating that such a clause will be written into the tenant leases and/or rental <br /> agreements. In addition, a note stating that car washing is only permissible in the designated area <br /> must be included on the storm drainage plans. <br /> 30. As an alternative to the specially designated car washing area, hose bibs can be eliminated from <br /> the site or tenant access to them prevented. If this option is exercised,the tenant lease or rental <br /> agreement must contain a clause prohibiting car washing on the site. A covenant must be recorded <br /> and signed by the owner stating that such a clause will be written into the tenant leases and/or <br /> rental agreements. In addition, a note stating that car washing is prohibited on the site must be <br /> added on the storm drainage plans. <br /> 31. The tenant lease or rental agreement for the project must contain a clause prohibiting vehicle <br /> maintenance on the site. A covenant must be recorded and signed by the owner stating that such a <br /> clause will be written into the tenant leases and/or rental agreements. <br /> 5 <br />
