CITY OF EVERETT <br /> ORDINANCE NO. 2255-97 <br /> An Ordinance Rezoning Three Lots Located on the Northwest Corner of 46th Street and <br /> Evergreen Way from B-1 (Neighborhood Shopping)to B-2 (Community Business). <br /> WHEREAS,the City of Everett adopted its Growth Management Comprehensive Plan in <br /> August, 1994; and <br /> WHEREAS, the Land Use Map of the Comprehensive Plan designated the property <br /> located on the northwest corner of 46th Street and Evergreen Way "Mixed Use <br /> Commercial -Multiple Family;" and <br /> WHEREAS,the text of the Land Use Element of the Comprehensive Plan indicates that <br /> the B-2 (Community Business) zone is an appropriate zone to implement the land use <br /> designation of"Mixed Use Commercial - Multiple Family;" and <br /> WHEREAS,the existing B-1 (Neighborhood Shopping) zoning of the three lots located <br /> on the northwest corner of 46th Street and Evergreen Way is not consistent with the land <br /> use designation of the Comprehensive Plan; and <br /> WHEREAS, in 1994 the City initiated the rezoning of approximately 80 areas for the <br /> purpose of making the City Zoning Map consistent with the Land Use Map of the <br /> Comprehensive Plan; and <br /> WHEREAS,the three lots located on the northwest corner of 46th Street and Evergreen <br /> Way were overlooked in the comprehensive rezoning initiated by the City in 1994; and <br /> WHEREAS, upon discovering this oversight,the City initiated a rezone of the subject <br /> area; and <br /> WHEREAS,the Hearing Examiner held a public hearing on October 23, 1997 to consider <br /> the proposed rezone of the subject area; and <br /> WHEREAS,the Hearing Examiner has recommended that the City Council approve the <br /> rezone of the subject properties from B-1 to B-2; and <br /> WHEREAS, the City Council finds the following: <br /> 1. The proposed of the subject properties to B-2 is consistent with the land use designation of the <br />/ Comprehensive Plan Land Use Map, as stated on Page LU-69 of the Comprehensive Plan. <br />
