3 <br /> 1.3. The Architect shall evaluate the information provided by the Client to determine if the <br /> information is adequate to serve the needs of the project. If it is determined to be <br /> inaccurate or incomplete, the Architect shall notify the Owner. <br /> 1. The Architect shall not be required to verify the information provided by the <br /> Owner's consultants for accuracy or compliance with applicable laws, ordinances <br /> and regulations. <br /> 1.4. The Architect shall give the Owner a reasonable assessment of the Project Schedule, <br /> and update it at reasonable intervals. Time shall be allowed for Owner review and <br /> approvals as well as those of authorities having jurisdiction over the Project. <br /> 2. Score of Architect's Basic Services <br /> 2.1. Architect's Basic Services consist of those services described herein and include the <br /> following normal engineering and consultant services: <br /> ❑ Structural Yes <br /> O Mechanical Yes <br /> O Electrical Yes <br /> ❑ Detailed Cost Estimating Yes <br /> ❑ Civil No <br /> ❑ Landscape By Others <br /> 2.2. Design Phase: <br /> 1. The Architect shall review the Owner's program and shall arrive at a mutual <br /> understanding of the requirements of the Project with the Owner prior to <br /> proceeding with Schematic Design. <br /> 1. As part of such review and understanding, the Architect shall provide a <br /> preliminary evaluation of the Owner's program, schedule and construction <br /> cost budget. <br /> 2. The Architect shall review with the Owner alternative approaches to design and <br /> construction of the Project. <br /> 3. Based upon the mutually agreed upon program, schedule and budget, the <br /> Architect shall prepare Design documents suitable to describe the design <br /> components of the Project. <br /> 4. The Architect shall provide the Owner with a current estimate of construction cost <br /> based upon the current Design and general unit cost parameters. <br /> 5. The Architect shall not proceed with Construction Documents until the Owner and <br /> Architect mutually agree upon the Design parameters. <br /> 2.3. Construction Documents Phase: <br /> 1. Based upon approved Design Development documentation, the Architect shall <br /> prepare Construction Documents, setting forth the detailed requirements of the <br /> Project, Which shall be suitable for Bidding, Permitting and Construction of the <br /> Project. <br /> 2. The Architect shall advise the Owner of any changes to previous estimates of <br /> construction cost, program and/or schedule parameters. <br /> 3. The Architect shall not proceed with Bidding and/or Construction until the Owner <br /> and Architect mutually agree that the Construction Documents are complete, <br /> suitable and ready to Bid. <br /> 4.
