INFORMATION FOR DEVELOPER: <br /> The following information is provided for the developer's benefit. These are not SEPA conditions but are <br /> associated with other laws or requirements. All requirements are preliminary in nature, and are based upon <br /> the preliminary site plan and the ordinances in effect at time of submittal for SEPA review. The proposel <br /> musl comply with all ordinances in effect at the time a complete building pertnit applfcation is flled, including <br /> those not specifically set forth herein. Contact the Planning Department for information regarding appeals <br /> processes for the requirements Iisted in this document. <br /> 1. A Public Works Permit is required for this proJect. Detailed drawinys in accordance with Ciry Design and <br /> Construction Standards shall be submitted to the Public Wotks Department, showing site patking layout, <br /> landscaping, uUlities, stortn dra(nage, temporary construction erosfon controi, and all required <br /> improvemenls in the public right-of-way. Public Works Department approval of these drawings 's <br /> required prior to any pertnits being issued. All improvements shall be completed, approved and <br /> warrented before the occupancy permit is issued and final approval granted. <br /> 2. Paved parking must be provided per City Zoning Code and Ciry Design and Construction Starxlerds. <br /> 3. As Weyerhaeuser Road that serves the sfte is a private road, the City does not over-see sight distance <br /> fssues at the proposed access polnt. <br /> 4. Any grading or fill shall be :ompleted so as not to impact surcounding properties. <br /> 5. Tha project is subject to the City of Everett duliding Code and 5prinkler Ordinance. <br /> 6. Utilities need lo be reviewed by the Port of Everett Spacial charges for connec6on to ihe sewer and <br /> water systems in accordence with Ordinance 1998-94 and subsequent revisan are applicable. These <br /> charges are basec; on projected water usage and pn be substantial. The applicant is encouraged to <br /> obtain a copy of the ordinance and detertnine estimated charges prior to building pertnit appliption. <br /> The actual charges shall be based on the ordinance in oHect at the time of building permit issuance and <br /> the information provided on the approved plans. <br /> 7. Approval of construction plans will required demonstration that all pertinent standards and regulations <br /> are met. <br /> 8. A fire hydrant is required within 200 driving feet, but no closer than 50 feel of every structure. The <br /> hydrant(s) must meet City specifications. <br /> 9. As-builts of stortn sewer, sanilary sewer, and water systems will be required to be submitted per City <br /> Design and Construction Standards and Specifications for Development. <br /> 10. If material is removed from the site following the pre-loading of the building pad, a permit is required for <br /> placing the fill on anolher site within the City of Everett. Outside of the City, a pertnit may be required by <br /> the local jurisdiction, It is the applicanYs responsibility to ensure all required pertnits are obtained. <br /> 11. The construclion plans must be designed from a site survey perfortned by a licensed State of <br /> Washinglon land surveyor. <br /> 12. All exposed ground must be reseeded within 30 days of the completion oF construction. If reseeding is <br /> not practical due to weather or seasonal problems, the ground must be covered with mulch as directed <br /> by the City Engineer. <br /> l� <br /> 3 � � <br />
