Should any new stortrnvater facilities be propos�d <br /> for dedication to the City, they shall be constructed to City standards. <br /> 16.Vehicle maintenance source conlrols must be provided in accordance w(th Chapter 4 of lhe City's <br /> Stortnwater Management Manual. <br /> 17. Ali chemicals or products o(a hazardous or loxi� nature that may be used or stored on the site must be <br /> provided in accordance with Chapter 4 of the City's Stortnwater Management Manual. <br /> 18. If vehicles or equipment will be washed and/or steam cleaned on this site, a designated wash area must <br /> be provided for these activities. The area must be covered, paved with portland cement concrete, <br /> hydraulically isolate�+ from the stortn drainage system, and musl drain to the sanitary sewer through a <br /> baffle-type oil/water separator. A discharge authorization from the Citys Industrial Pretreatrnent <br /> Program may be required for the connection to the sanitary sewer. Wastewater from washing <br /> operations may not be discharged to the storm system. <br /> 19. Buiidings!�reater than 30 Feet high require ladder apparatus access in accordance with the 2006 <br /> IntemaUonal Fire Code, Section D105. The unobstructed width of lhe access in the immediate vicinily of <br /> the buiiding shall be 26 feet. At least one of the required access routes shall be located within a <br /> minfmum of 15 feet and a maximum of 30 feet from Ihe bullding and shall be positioned parallel to one <br /> entire side of the building. <br /> 20. Two(2) Knox Boxes are required. <br /> 21. Fire apparatus access roads shall be mariced whenever necessary to maintain the unobstructed <br /> minimum required width of roadways. Fire lanes shall be marked as follows: <br /> a. Curbs shall be identified by red tra�c paint with a 6-inch wide stripe on the top and iront, extending <br /> the length of the designated fire lane. <br /> b. Rolled curbs shall be:denGfied by red traKc paint with a 6-inch wide stiipe on the curb, extendfng <br /> ihe length of the designated Tire lane. <br /> c. Lanes without curbs shall be ident�ed by red traific pafnt with a 6-inch wide stripe on the pavement, <br /> extending the length of the designated fire lane. <br /> d. 1'he words 'NO PARKING - FIRE LANE' shall be in 3-inch stroke white letters 18 inches in height, <br /> and placed 8 inches measured perpendicular from the red pafnt stripe on the pavemenl. In most <br /> cases, both sides of the access road shall be marked. Where long drives are to be marked, the <br /> repetitions shall altemate sides oF lhe drive. <br /> e. Marking shall also inciude ihe addition of inetal signs stating 'NO PARKING - FIRE LANE-TOW <br /> AWAY ZONE'to be installed at intervals or locations designated by the Fire Code O�cial. 7he signs <br /> shall be approximately 12 inches in widlh and 18 inches in height and have red letters on a white <br /> background. Metal signs shall be installed on either 2-inch metal pipes for private property or <br /> treated 4inch by 4-inch wood posts for public property and shall be located so that the bottom of the <br /> sign i� a minimum of 7 feet above IF�e curb. Where fire lanes are adjacent to buildings or structures <br /> and when approved or direcled by the Fire Code Official, the signs may be placed on ihe face of the <br /> building or structure. <br /> a �� <br /> 1 <br />
