Parcels there have minimal lot sizes of two to <br /> 4 five acres, and some of them are as large as 20 acres. <br /> 5 This would result in most adult business uses buying a lot <br /> 6 more land than they need. <br /> 7 This land is either undeveloped or generally <br /> 8 developed by large holders, like Fluke and Boeing. It is a <br /> 9 manufacturing/industrial area. There are not a lot of <br /> 10 commercial areas nearby. However, it has good access, as <br /> 11 indicated on the aerial photographs. I have viewed the <br /> 12 videotape. <br /> 13 And of those that remain, I can see no reason why <br /> 14 they could not be developed for an adult use business. <br /> 15 While they may not be ideal lots, and while they may not be <br /> 16 the most profitable lots for such a business, I find that <br /> 17 they are part of a commercial real estate market. <br /> 18 I make the further findings regarding southwest <br /> 19 Everett; that based on the setback requirements of the code <br /> 20 between adult business uses, approximately three adult <br /> 21 business uses at most could be sited there at once. <br /> 22 Although I have found there are a lot less parcels <br /> 23 available than the City, the ones that are remaining are in <br /> 24 distant areas from each other, and the size of the lots in <br /> 25 between them is so large that the reduction in the number <br /> 37 <br />
