• <br /> 4 . Building Design/Unit Type: Final building designs and unit <br /> type shall be reviewed by the Planning/Community Development <br /> Department and meet the following criteria: <br /> ✓a. 80 Single Family Detached Dwellings <br /> ,,/b. 4 Two Family Dwelling (Duplex units) <br /> c. Single Family Units - Al , Bl , B2 , Cl , C2 , - 20 foot <br /> front yard setbacks, 10 feet between building (side <br /> yards) , and a private back yard area of approximately <br /> 15 feet. Each unit has 4 off-street parking spaces ( 2 <br /> car garages and 2 parking spaces in driveways) . <br /> 5. Two Family Units - B - 20 foot front yard setbacks, 10 foot <br /> side yard setbacks, and a private back yard area of <br /> approximately 15 feet. Each unit has 4 off-street parking <br /> spaces (2 car garages and 2 parking in driveway) . <br /> 6. Open Space - Location of decks and private yard area. If <br /> fencing is proposed, it must be approved by the <br /> Planning/Community Development. <br /> 7. Parking: Each unit is required to have a minimum of 4 off- <br /> street parking stalls. Parking shall be provided by 2 car <br /> garages and 2 parking stalls in driveways. The project must <br /> prohibit the conversion of garages to living area. <br /> /8. Signing: A signing plan for entryways and private roads <br /> shall be submitted and approved by Planning and Public Works <br /> Departments. <br /> 9. Phasing Plan: If the developer intends to build this <br /> project in phases, a phasing plan must be submitted and <br /> approved by Planning and Public Works Departments. <br /> 10. Recreation: On-site recreation facilities shall be provided <br /> in accordance with Subsection 15. 110.B. The recreation <br /> facilities must be developed after unit 30 and before unit <br /> 40 building permit is issued. A Bond or Cash Setaside for <br /> 120% of the cost of construction must be provided to the <br /> City to guarantee the construction of the Recreation <br /> Improvements. <br /> 11 . Homeowners Associations: A homeowners' association shall be <br /> established to handle maintenance of Common Areas, Limited <br /> Common Areas, Landscape Areas, Drainage Facilities, Private <br /> Roads, Building Designs, Additions, Remodels, and Parking of <br /> R.V, Boats and Trailers. <br /> 12. Wetland A (Category III) - The required buffer shall be 50 <br /> feet for this wetland. Buffer width averaging may be <br /> allowed; no location in the buffer may be less than 25 feet. <br /> 3 <br />
