• <br /> f. Certification by the City Treasurer that all Local Improvements District <br /> assessments are current. <br /> 5. Binding Site Plan Title Report: <br /> All Binding Site Plans shall be accompanied by a title company certification <br /> (current within 30 days from filing of the Binding Site Plan) confirming that the <br /> title of the lands as described and shown on the Binding Site Plan are in the <br /> name of the owner(s) signing the Binding Site Plan. <br /> 6. Survey - Binding Site Plan: <br /> A Survey is required for all Binding Site Plans and must be conducted by or <br /> under the supervision of a registered Washington State licensed land surveyor <br /> in accordance with Section IV F. <br /> B. Final Binding Site Plan Review for Business, Commercial, and Industrial <br /> 1. Applicants for final Binding Site Plan approval shall file all required <br /> documents meeting all the requirements of this Ordinance with the Public Works <br /> Department. The Public Works Department shall review the final Binding Site <br /> Plan and circulate it to other City departments to determine whether the <br /> requirements of this Ordinance and Preliminary Approval have been met. <br /> 2. If the Planning and Community Development Director and the City Engineer <br /> determine that the requirements are met, they shall approve the Binding Site <br /> Plan; however, if either the Planning and Community Development Director or <br /> the City Engineer determine that the requirements have not been met, the final <br /> Binding Site Plan shall be returned to the applicant for modification, correction, <br /> or other action as may be required for approval. <br /> 3. If the conditions have been met, the Planning and Community Development <br /> Director and the City Engineer shall inscribe and execute their written approval <br /> on the face of the Binding Site Plan. <br /> C. Final Binding Site Plan Review for Residential Condominiums <br /> 1. Applicants for final Binding Site Plan approval shall file all required <br /> documents meeting all the requirements of this Ordinance with the Public Works <br /> Department. The Public Works Department shall review the final Binding Site <br /> Plan and circulate it to other City departments to determine whether the <br /> requirements of this Ordinance and Preliminary Approval have been met. Final <br /> Residential Condominium Binding Site Plans need not show all of the lots at the <br /> time of recording of the Binding Site Plan map if the City has approved a <br /> phasing plan for public/private improvements. <br /> 2. If the Planning and Community Development Director and the City Engineer <br /> determine that the requirements are met, they shall approve the Binding Site <br /> Plan; however, if either the Planning and Community Development Director or <br /> the City Engineer determines that the requirements have not been met, the final <br /> Binding Site Plan shall be returned to the applicant for modification, correction, <br /> or other action as may be required for approval. <br /> 14 <br />
