SECTION III: FINAL BINDING SITE PLAN REVIEW PROCESS <br /> A. Final Binding Site Plan Submitted <br /> B. Final Binding Site Plan Review for Business, Commercial or Industrial <br /> C. Final Binding Site Plan Review for Residential Condominium <br /> D. File with Auditor <br /> E. Development <br /> A. Final Binding Site Plan Submitted <br /> 1. Compliance with Preliminary Approval: <br /> Prior to the submittal of any Binding Site Plan to the City for final approval, the <br /> applicant must demonstrate compliance with all of the conditions of the <br /> Preliminary Approval and prepare all of the necessary final documents. <br /> 2. Binding Site Plan Map for Business. Commercial. or Industrial Projects: <br /> The final Binding Site Plan shall be drawn on mylar drafting film having <br /> dimensions of 18" x 24" and must be prepared under the direction of a <br /> registered land surveyor licensed in the State of Washington. The Binding Site <br /> Plan map must include the following: <br /> a. The name of the Binding Site Plan; <br /> b. Legal description of the entire parcel; <br /> c. The date, scale, and north arrow; <br /> d. Boundary lines, rights-of-way for streets, easements, and property lines <br /> of lots and other sites with accurate bearings, dimensions of angles and <br /> arcs, and of all curve data; <br /> e. Names and right-of-way widths of all streets within the parcel and <br /> immediately adjacent to the parcel. Street names shall be consistent <br /> with the names of existing adjacent streets; <br /> f. Number of each lot and each block; <br /> g. Approved site plan, or reference to approved site plan, or portion <br /> proposed for division with reference to the remainder of site that must be <br /> constructed per an approved site plan, cross easements, maintenance <br /> agreements, conditions, covenants and special restrictions either to be <br /> filed separately or on the face of the Binding Site Plan; <br /> h. Zoning setback lines, building sites when required by City; <br /> Location, dimensions and purpose of any easements, noting if the <br /> easements are private or public; <br /> j. Location and description of monuments and all boundary and lot corners <br /> set and found; <br /> 11 <br />
