The master plan provides for 850,000 square feet of overall development, which will be phased over time beyond 2025. The first phase will be a utility building and below grade infrastructure to support future development on both the existing Colby campus and on the ECC property, a pedestrian bridge between the new hospital tower south of 13th Street and the cancer center building. Future phases call for clinic and medical related uses, and another hospital tower north of 13th Street, with a connection between towers above 13th Street. The master plan includes development standards (setbacks, height, landscaping, signs, access,, traffic, parking, etc.) and design guidelines for future phases of development, which will include review by the Design Review Committee making a recommendation to the Planning Director as part of the.SExPA process for individual buildings.
