PROJECT SITE DESCRIPI70N <br />A site investigation and wetland delineation were completed by Wetiand Resources, /nc., <br />in July of 2000 to delineate jurisdictional wetlands on an approximate 4 acre parcel <br />located southwest of the intersection of 104'" St. SW in Snohomish County, WA. The <br />property is located as a portion of Section 23, Township 28 North, Range 4 East, W.M. <br />One single family home exists on the property, this is in the SE corner with driveway <br />access to Rosewood Avene. From 104i6 St. southwest, the propeRy slopes gently (approx. <br />1-2%) down to a small Type 4 stream, which beeins at the northwest corner following the <br />property line, turning east ro bisect the property, then tuming south ro exit the property <br />through two 12" culverts situated under an existing driveway in the southeast corner of <br />the properry. In the southeast corner is a small Type 3 wetland. Much of the site appears <br />ro have been logged within the last 25 years and is currendy forusted. Vegetation is <br />dominated by red alder (Abius rubra)FAC in the overstory, and salmonberry (Rubus <br />specrabilis)FAC+ in the understory. Wetland areas are dominated by red alder (Alnus <br />rubra)FAC in the oversrory, along wi[h creeping bent�rass (Agrostis alba)FAC and field <br />ho;setail (Equiset�nn arvense'�FAC in the understory. <br />PROJECT iiESCRIPTION <br />This project proposes to build 10 duplexes on the site. Four duplexes are proposed for the <br />north portion of the site with access from Rosewood Avenue. The other six duplexes are <br />proposed for the southern portion of the site with access from Rosewood Avenue. In <br />order to provide access to the site, 638 square feet of wetland in the southeast corner of <br />the site is proposed for impact, along with an adjacent 607 square feet of wedand ro be <br />desi�nated as buffer. Another 698 square feet of wetland to be designated as buffer is <br />rroposed due to placement of a sidewalk alon; Rosewood Avenue, for a total of 1,305 <br />square feet of wetland designated as buffer. To replace functions and values for the <br />impacted wedand, mitigation is offered in the form of wedand creation. Using a ratio of <br />1.5:1(creation:fill), a 2,9(4 square foot upland area bordering both sides of the creek in <br />the western portion of the site is proposed for use. Plants proposed to be used in wedand <br />creation are Western red cedar, Salmonberry, Red-osier pogwood, Slough sedge, and <br />Small fruit bulrush. <br />' �/a o <br />
