The maintenance <br /> warranty will be released by the City at such time as the Homeowners Association is <br /> formed and the maintenance responsibility transferred from the developer to the <br /> Association. <br /> 5. Building Design/Unit Type: Final building designs and unit type shall be reviewed by <br /> the City Planning/Community Development Department and shall meet the following <br /> criteria: <br /> a. Thirteen(13) Single-Family Detached Dwelling Units (including two (2) existing <br /> units); <br /> b. Final building plans consistent with the approved Final Site Plan and EMC Title <br /> 19, Section 7 (Small Lot Development Standards). <br /> Signing. A signing plan for entryways shall be submitted and approved by both City <br /> Planning and Public Works Departments. <br /> 6. Parking: Each unit is required a minimum or four(4) off-street parking stalls. Parking <br /> shall be provided by two-car garages and two (2) stalls within driveways. The project <br /> must prohibit conversion of garages to living areas. <br /> 7. Fire hydrants capable of providing the required fire flow must be located within three <br /> hundred& fifty (350) feet driving distance of all residences in the proposed subdivision. <br /> Locations of the hydrants must be approved by the City Fire Marshal. The hydrants must <br /> meet City specifications. The Fire Marshal indicated that the locations of proposed <br /> hydrants shown on the site plan are acceptable. <br /> 8. The City of Everett prohibits outdoor burning. No fires for the purpose of disposing of <br /> construction debris will be allowed. Fire safety practices during construction must be in <br /> compliance with Article 87 of the Uniform Fire Code. <br /> 9. Premises shall be clearly identified by the correct address at the street entry. Buildings <br /> shall be clearly identified so as to be visible and legible from the access road. <br /> 10. A Public Works Permit is required for this project. Detailed drawings in accordance with <br /> City Design and Construction Standards shall be submitted to the City Public Works <br /> Department showing site layout, landscaping, utilities, storm drainage,temporary <br /> construction erosion control and all required improvements in the public right-of-way. <br /> City of Everett Public Works Department approval of these drawings is required prior to <br /> any permits being issued. All improvements shall be completed and approved warranted <br /> before the final approval is granted. <br /> 3 <br />
