A third phase <br />involves conceptual approval of approximately 500,000 square feet of <br />W office, light manufacturing and warehouse space as part of an overall <br />y p � conceptual master development plan. This SEPA review addresses the <br />construction of Phases 1 and 2, and a conceptual plan for Phase 3. A <br />site specific SEPA review will be required prior to development of <br />that portion of the site associated with Phase 3. The Quadrant <br />Corporation is the developer of Phases 1 and 2. INTERMEC Corporation <br />will be the owner and occupant of the project. <br />Development of this 105 acre site is regulated by the Concomitant <br />Agreement (contract) approved as part of Rezone Ordinance No. <br />1436-88, known as the Kenilworth Hills Industrial Park rezone. <br />Specific and detailed conditions on the development of this site are <br />set forth in the Concomitant Agreement. Among the conditions in the <br />Agreement is a requirement for the City of Everett Planning <br />Commission to hold a public hearing on a master development plan and <br />( Caw place conditions of approval on the project. <br />r <br />This site is designated office and Industrial Park in the city's <br />General Plan. Conditions in the Concomitant Agreement are intended <br />1 v r to assure that the site is developed in a high quality manner and <br />with a sensitivity toward the existing single family neighborhood to <br />the north. <br />Approximately 30 acres of the Powdermill Gulch ravine will be <br />dedicated to the City <br />for municipal purposes, including utiliti:s and <br />recreation services. <br />The remaining 75 acres is available for <br />development. <br />� r <br />Phase 1 will include <br />provision of approximately 550 parking spaces <br />with an additional 200 <br />spaces provided with the Phase 2 expansion. <br />Additional parking will <br />be provided on Phase 3. <br />`r1 <br />PROPONENT: INTERMEC <br />Corporation <br />P.O.
