Wetland buffer impacts, averaging and mitigalion are addressed in ii:e Crtt:,al Area <br /> Study and Buffer Mitigation Plan submitted with the application und dated i�larch 22, <br /> 2010. Please refer to the Planned Action Determination for additional requirements. <br /> Conclusion: The proposal results in minor impacts on wetland buffers. All impacts <br /> shall be mitigated per the Critical Area Study and Buffer Mitigation Plan submitted with <br /> the application. A final, detailed mitigation plan must be submitted and approved prior to <br /> issuance of any construction permits. <br /> D. Public Serv'ces - The proposed project shall be designed to meet the following: <br /> 1) Adequate water supply to City Standards: <br /> Finding: There are existing water mains within the street system surrounding this site. <br /> Extensions of water mains will need to be provided in conjunction with each phase of!he <br /> development. <br /> Conclusi�n: Adequate water suppiy can be provided to the lots in this BSP per City <br /> Standards. <br /> 2) Adequata sewage drsposal to City Standards: <br /> Finding: There are existing sewer mains within the street system surrounding this site <br /> and within Powder Mill Gulch. This development will be required to connect to the City <br /> sewer system. The Southwest Subarea Plan determined that sewer service would be <br /> provided to the subarea at 1,700 gallons per acre per day of average flow, and 4,000 <br /> gallons per acre per day of instantaneous peak flew or 2.7 gallons per acre per minute. <br /> Any sewer demand above this amount must be evaluated further. <br /> Conclusion: Adequate sewer aisposal can be provided to the site. All new facilities <br /> must be constructed in accordance with City Standards. <br /> 3) Appropriate surface water management to City Standards; <br /> Finding: Drainage improvements will be required per the Stormwater Manual and City <br /> Design and Construction standards. The collected surface water on the property must <br /> be conveyed to the nearest established, stabie drainage course or stormwater facility, <br /> within the naturally occurring drainage basin or basins. Please refer to the conditions of <br /> approval in the Planned Action Determination. <br /> Conclusion: Appropriate surface water management is being provided to City <br /> Standards. <br /> ' 4) Adequate fire protection and hydrants to City Standards; <br /> Findings: City standards require fire hydrants within 200 feet of but no closer than 50 <br /> feet tc all commerciallindustrial structures. With planned water system improvements <br /> (i.e., water mains) installed within the new public streets, adequate water supply for fire <br /> fightin{� can be provided. Specific requirements for fire access, building construction and <br /> sprinklering will he determined at the time that individual buildings are proposed on the <br /> lots. <br /> Conclusion: Adequate fire protection service can be provided to the site, provided that <br /> conditions coniained herein are met. <br /> 3�� , <br />
