(SEPA Earth, Land and <br />Shoreline Use Policies) <br />Screening of all outdoor refuse disposal areas must be provided <br />so that they are not visible from adjacent properties or public <br />rights -of -way. The disposal areas must be shown on the site <br />plan submitted for building permits. (SEPA Aesthetics Policies) <br />A detailed landscaping plan for this site must be submitted to <br />and approved by the Planning Department prior to issuance of any <br />Grading or Building Permits. The Landscaping Plan must address <br />the requirements in conditions 5 through 9 below. Landscaped <br />areas shall consist of a mix of evergreen and deciduous shrubs <br />and trees, a minimum of three (3) feet in height at the time of <br />planting, to number no less than six (6) per one hundred (100) <br />square feet of required landscaping area, plus live groundcover <br />planted to cover 75% of the ground within three years. <br />Supplemental landscaping may be required in areas left in a <br />natural state, prior to occupancy, to create the desired <br />screening effect. (SEPA Aesthetics, Plants and Animals Policies) <br />5. An average of thirty-five (35) feet of setback shall be provided <br />from the curbline. (SEPA Aesthetics, and Light and Glare <br />Policies) <br />a. This area may include landscaping, natural vegetation, office <br />and industrial park, and company identification signage; <br />pedestrian/bicycle pathways (sidewalks on both sides of <br />right-of-way are mandatory); lighting; and driveways. <br />b. This area may not include buildings, parking, loading <br />facilities, antennas, or above ground communication <br />facilities. <br />Ten (10) feet of landscape separation shall be provided from <br />adjacent industrial or commercial properties. (SEPA Aesthetics, <br />and Light and Glare Policies) <br />a. May include landscaping, natural vegetation, <br />office and industrial park and company identifica- <br />tion signage, pedestrian and bicycle pathways, <br />recreation facilities, and lighting. <br />b. May not include buildings, parking, loading <br />facilities, antennas, above ground communication <br />facilities. <br />
