Everett Mall Way <br />Everett, WA 98208 <br />RE: Shanon Heights 96-Unit Apartment Project <br />Building Permit App. No. 59674 <br />Dear Mr. Hillis/Mr. Weir <br />The Planning Department has performed a review of the building permit application for this <br />project, located at 37th and Grand Avenue. Based on the requirements of SEPA MDNS #36- <br />96 and the Zoning Code, we have noted the following items for changes and/or clarification: <br />Pedestrian Connections Between Building Entrances and the Public Sidewalk <br />(SEPA Information Item #22, page 4). The site plan does not show any walkway <br />connections between the street and building entrances. These connections must be <br />shown on the site plan. <br />2. Building Setback for Building 1 (SEPA Mitigation Item #8). This building is <br />required to have a 20-foot setback from the east lot line, abutting the Rucker Village <br />Condos. The site plan shows a 15-foot setback at the northeast corner of the building. <br />The plans must be modified to meet this condit;on. <br />3. Retaining wall adjacent io relocated High Street. Based upon a review of the Public <br />Works construction plans, it appears that the proposed retaining wall along High Street <br />will be up to approximately 14 feet in height and will be within five feet of the property <br />line. Any retaining wall supporting a fill within the 10-foot building setback is limited <br />to 36 inches in height. The design/location of the wall must be modified to meet this <br />requirement. <br />4. Access Restriction on 38th Street (SEPA Mitigation Item #6). The driveway on 38th <br />is limited to Fire Department access only.
