C <br />September 4, 1998 <br />page two <br />5. Location of Trash Receptacle and Method of Screening (SEPA Information Item <br />#23). The trash receptacle does not appear to be centrally located and would be a <br />substantial distance from Building 1 and the south ends of Buildings 2 and 3. Another <br />facility should be provided closer to these areas. In addition, please provide a detail of <br />the screen enclosure(s) for this facility. <br />6. Screening of South Parking lot, Adjacent to Rucker Village Condos - The parking <br />at the southeast corner of Building 1 is permitted at the location shown on the site plan; <br />however, it must be screened from the adjoining property by a solid fence at least five <br />feet in height and landscaping (Zoning Code, Subsection 15.090.D). <br />7. Building Modulation - Building facade modulation is required for all building facades <br />facing public streets and single-family zoned property. Please clarify how modulation <br />will be provided in the following areas: <br />a. Building 1 - west end; <br />b. Building 2 - north and south ends; <br />c. Building 3 - north end and northern half of west facade (also roofline variation). <br />8. Interior Parking Lot Landscaping - Most of the landscape islands within the parking <br />lot appear to be 3-4 feet in width. Per Subsection 35.080.E of the Zoning Code, all <br />landscape islands must be at least 5 feet in width (excluding curb) and 64 feet in area. <br />The landscape plan must be revised accordingly. <br />9. Shrubs Within Landscape Areas Adjacent to Streets - The Type III landscape <br />standard requires that evergreen or deciduous shrubs be provided within 25% of the <br />landscape area at a density of 5 shrubs per 100 square feet. According to our <br />calculations, this will require the addition of 95 shrubs within the perimeter landscape <br />areas. A majority of these shrubs should be evergreen, in order to soften the visual <br />impact of the large retaining wall around the site. <br />10. Irrigation - Please provide at least a conceptual detail of the irrigation system layout <br />for this project. Bid specifications need not be provided. <br />G <br />
