4 ON SITE STORMWATER MANAGEMENT <br /> The site will provide approximately 2,200 SF of impervious surface, more than <br /> the 2,000 SF threshold. Therefore, MRs 1 through 5 must be complied with. <br /> Due to the natural drainage path, there are no proposed changes to the <br /> existing flow system. Flows from the additional impervious area will flow along <br /> the center of the alley/access to the right-of-way of 37th St. From there, the <br /> water flows to an existing catch basin at the intersection of 37th St and <br /> McDougall Ave. <br /> Due to the site layout and existing development, there is insufficient area <br /> onsite to implement Onsite Stormwater Management BMPs. All landscaped <br /> areas where the BMPs may be implemented do not provide 10' of separation <br /> from structures or property lines. Therefore, the majority of the BMPS listed in <br /> Chapter 12 of Volume III of the Drainage Manual do not apply to this project. <br /> Vegetation Protection Areas (BMP 12.10) will be implemented in areas onsite <br /> where the existing landscaping will not be impacted by construction. See <br /> Construction Plans under a separate cover for location and specifications. <br /> Post-Construction Soil Quality and Depth (BMP T5.13) for all disturbed soil <br /> areas will be utilized to satisfy this minimum requirement.
