INFORMATION FOR DEVELOPER: <br /> The following information is provided for the dev��oFer's benefit. These are not SEPA conditions. All <br /> �equirements are preliminary in nawre, and are based upon the preliminary site plan and the ordinances <br /> in effec[ at time of submittal for SEPA review. The pruposal n�ust comply with all ordinances in <br /> effect at the time a eunaplete building permit application is filed, including tl�ose not specifically <br /> set Forth herein. (Exception: ror vesling under the 'Loning Code, please refer to Section A4 of die <br /> Zoning Code). Contact the Planning Department for information regarding appeals processes for the <br /> requirements listed in this document. <br /> L A Pvblic Works Permit is required for this project. Detailed drawings in accordance with City <br /> Design and Construction Standards shall be submitted to tl e Public Works Department showing ' <br /> sire parking layom, landscaping, utilities, storni drainage, :mporary construction Prosion <br /> control, and all required improvements in tlie public right-i f-way. Public Wnrks Department <br /> approval of these drawings is required prior to any permits heing issued. All improvements <br /> shall be complered, approved, and warranted before Occupancy permits are issueu. <br /> 2. Lack of comment on die plans submi[ted with [he application does not cons[i[ute appro��al of <br /> diese plans. <br /> 3. This project mus[ comply with the current City of Everett Building Code and Sprinkler <br /> Ordinance. <br /> 4. Landscaping shown on the narth side of 38th Street may need ro be modified to incorporate any <br /> potential driveway access to die adjoinir�g property. <br /> 5. The existing guardrail a[ 38th Stree[ shall be re[urned to the City of Everett during <br /> construction. <br /> 6. Special charges fo, connection ro the sewer and water systems in accordunce with Ordinance <br /> 1998-94 and subsequen: revisions are applicable. These charges are based on projec[ed water <br /> usage. Credit will be giveu for die existing warehouse on this properry. <br /> 7. A grinder pump will bc required for side sewer cannections ro the public sewer sys[em for the <br /> sewage from any finished Floor with an elevation less than thc rim elevation of the sewer <br /> system's nearest upstream manholc. Connections ro the sewer system for upper floors should <br /> be independent of the grinder pump. <br /> 8. On-site de[enticn is required per City standards, OR, in lieu of providing on-site detention, if <br /> the downstream combined system has tne capacuy ro handle the sdditional runoff, payment to <br /> City Drainage Fund t/340 is allowed. <br /> 9. If die fumre use of the site will result in [he po[ential for accidental spills of chemicals, <br /> including oils or fuels, to the city's sanitary sewer, an Accidental Spill Prevention Plan will <br /> nced to be prepared per [he direction of the City of Gverett's Industrial Pmtreatment Program. <br /> All chemicals or products of a hazardous or toxic namre [hat may be used or s[ored on the site <br /> nwst be stored under cover and isolated from the srorm drainage system. <br /> 10. Ciry streets and alleys are to be kept clear of dirt and debris at all times during the <br /> constraction.
