Garbage receptscles, dumpsters, and recycie bins shall be provided in all multiple II <br /> family, comrnercial, industrial, and institutional developments and shall not be located <br /> in a required front yard setback area, or street side setback area for wrner lots. Where <br /> an alley abuts a lot, the garbage receptacies, dvmpster, or recycle bin shall be located <br /> adjacent �o the alley. <br /> b. All garbage dumps[ers and recycle bins mus[ be screened from view from the street and <br /> from adjacent properties. Th�s screening may be done using dense vegetation or by <br /> placing the dumpster or recycle bin in a strucmral enclosure. <br /> c. For specifics on d�sign of refuse and recycling facifities, contact Rubatino Refuse <br /> Removal, Inc. at 259-0044 for areas generally north of 1 12th Street. for areas eas[ of <br /> I-5 from Valley View south, contact Waste Management Northwest, Inc. at 337-1197. <br /> I5. Rooftop mechanical equipment, including vents, must be screened per Section 39.040 of the <br /> Zoning Code. <br /> 16. Required building se[backs are 0. f3uilding height shall bc a maximum of 65 feet. <br /> 17. Outdoor equipment and vehicle storagc is not permitted unless a site pfan showing such areas <br /> are reviewed and approved by die Planning Department. All outdoor eyuipmen[ and vehicle <br /> storage areas shall be located behind an 8' high site-obscuring fence. The height of any srorage <br /> shall not exceed d�e height of the screening. <br /> I8. Landscaping must be provided per Se�:ion 35 of the Zoning Code, unless a landscape <br /> modification is approved. At a mirimum thia must include the following: <br /> a. Front yard setba;.k area along the 38[h Stree! frontage: A landscape strip a minimum <br /> of 10 fee[ wide, or [i�c di;cance between [he building and the lo[ line, whichever is Icss, <br /> must be provided, except for the driveway. This area shall be planred widi Type III <br /> landscaping. <br /> b. Along the east, west and south property lines, a landscape strip a minimutn of 5 fect <br /> wide, or the distance hetween the building and the lo[ line, whichever is less, must bc <br /> planted with Type 111 landscaping. <br /> c. A minimum of 315 square feet of landscaping shall be provided in the interior of the <br /> parking lot for the l8 parhing stalls.
