Roofrop mechanical equipment, including ven[s, must be screened per Section 39.040 of the <br /> Zoning Code. <br /> 16. Requimd building setbacks are 0 Building height shall be a maximum of 65 feet. <br /> 17. Outdoor equipment and vehicle storage is not permitted �nless a sire plan showing such areas <br /> are reviewed and approved by the Planning Department. All outdoor equipment and vehicle <br /> stcrage areas shall be located behind an 8' high site-obscuring fence. The height of any storage <br /> shall not exceed the height of the screening. <br /> 18. LanJscaping must be provided per Section 35 of the Zoning Code, unless a landscape <br /> modification is approved. At a minimum this must include the following: <br /> a. Front yard setback area along the 38th Street frontage: A landscape strip a minimum <br /> of 10 feet wide, or the distance be[ween the buifding and the lot line, whichever is less, <br /> must be provided, except for the driveway. This area shall be planted with Type Ill <br /> landscaping. <br /> i <br /> b. Along the east, west and south property lines, a landscape strip a minimum of 5 feet : <br /> wide, or the distance benveen the building and the lot line, whichever is less, must be <br /> planted with Type III landscaping. <br /> c. A minimum of 315 syuare feet of landsraping shall be pruvided in the interior af ihe <br /> parking lot for the 18 parking stalls.
