Narrative �tatement <br /> This reasonable use is sought to relax the requirements o` 19.42.040 and <br /> 19.14.050 regarding fro�t yard set back. <br /> Property is a steep sloped lot with only a small , approximately 50 x 50 foot, <br /> buildable area located in the SE corner of the lot. This variance is <br /> necessary in order to construct a single family residence comparable in size, <br /> quality and appearance to other single family residences in the immediate <br /> area. The property is located at the end of 39th street, which is a dead end. <br /> Relaxing the front yard set back to 6 feet would al'ow for a 20 foot distance <br /> from the edge of the existing pavement to the south face of the structure. <br /> The proposal is consistent with the following criteria as enumerated below: <br /> 1. There is no other reasonable ��se or feasi6le alternative to the proposed <br /> development with less impact on rhe environmentally sensitive area. <br /> Any other alternative would place the structure on the steep slope, i .e. <br /> environmentally sensitive portion of the property. <br /> 2. The proposed development does not pose a threat to the pub7ic health, <br /> safety and welfare on or off of the subject Iot. <br /> Moving the house forward on the lot would not block anyone's view and would <br /> not create a traffic hazard. Because of the unused right of way there would <br /> still be room to park a car in front of the garage without inr.ruding into the <br /> street. The street has no sidewalks and dead ends approximately fifteen feet <br /> west of the edge of the proposed driveway. <br /> The proposed development is essentially similar to surrounding developments, <br /> h��; with a narrower front setback. <br /> 3. Any alterations permirted to the requirements of the zoning code sha11 <br /> be the minimum nece.ssary to a11ow for reasonable use of the property. <br /> The structure will be built up to the edge of the ravine and any less of a <br /> variance would not allow construction of a residence comparable to others in <br /> the vicinity. <br /> 4. The inability of the applicant to derive reasonable economic use of the <br /> property is not the result of actions by the applicant in subdividing the <br /> property or adjusting a boundary line thereby creating the undevelopable <br /> condition after the effective date of the zoning code. <br /> The topography of the lot is the basis for the need to relax the setback <br /> requirement. <br /> 3/� <br /> .__._x...__ __ - �--�--. _._ -r , - <br />
