The proposal mitiyates the impacts on the environmentally sensitive <br /> areas to the maximum extent possible. <br /> The proposal locates the sr.ructure on the flatest, i .e. least envir•onmentally <br /> sensitive, part of the lot. <br /> 7n addition, the follov�ing information �s submitted: <br /> 1. A description of the areas of the 1ot which are either environmentaily <br /> sensitive or within setbacks required by the zoning code. <br /> 7he subject property consists of an approximately 11, 500 square foot lot ;�ith <br /> extr2me topographic changes. There is an apprcximately 50 foot by 50 foot <br /> buildable area located in the southeast corner of the lot with the rema�nder <br /> of the lot falling off rapidly to form a steep ravine. The applicant is <br /> proposing to have a six foot front setback instead of the twenty feet +'equired <br /> by code. The street in front of the property dead ends approximately 35 feet <br /> west of the east r.orner of the subject property. The street has 60 feet of <br /> right of way with approximately twenty feet of paving which leaves fourteen <br /> feet of unused riyht of way. If the reasonable use is granted, there would be <br /> twenty feet from the front of the proposed structure to the edge of the <br /> paving. <br /> 2. A description of the amount of the 1ot which is within setbacks reyuired <br /> by other standards of the zoning code. <br /> N/A <br /> i! <br /> 3. An analysis of the minimum amount of development that would be <br /> cons'idered "reasonable economic use". of the 1ot, including a nsrr�tive which <br /> includes a factual basis for this determination. I <br /> The minimum amount of development that would be considered "reasonable � <br /> economic use' . of the lot is a single family dwelling, similar to development <br /> on surrounding properties. There are other houses on the north side of 39th <br /> Street west of Friday that do not meet the twenty foot front setback. In <br /> addition, on the next street to the north, Angle Lane, a variance was granted <br /> for front yard setback because of the steep slope. The house in question <br /> fronts on Angle Lane on the other side of the ravine. <br /> 4. An analysis of the impact that the amount of development described in #3 <br /> would have on the en��ironmentally sensitive areas. <br /> If granted the requested reasonable use, the amount of development described <br /> in #3 would have virtually no impact on the environmentally sensitive areas, <br /> as the development would not encroach on these areas. <br /> u�� <br /> L - <br />
