Mr. Greg Lueth, <br /> I am writing to you in regards to z triplex, located at 470 45'" Street in Everett WA, that I <br /> purchased from Charlotte Lueth in 2005. I thought it would be best to contact you in regards to <br /> this matter. <br /> Apparently there was a letter sent to Charlotte in 2001 (enciosed) regarding turning the duplex <br /> into a triplex. According to the letter, it appears that the county ended up allowing it to remain a <br /> triplex, however, the Fermits required by the city of Everett were never obtained. <br /> The issue has come up again and it seems to be going from bad to worse. The new owners of <br /> the triplex have been told by the city of Everett that in additional to the permits, they may also <br /> need to install a sprinkler system. The new owner is working with a Permit Specialist and the City <br /> of Everett directly. From what they tell me, if we can prove that the triplex has been used as a <br /> triplex since prior to 1970, the City of Everett may"grandfather' it and no[require the new owner <br /> to get the sprinkler system. <br /> It was my understanding from the real estate agent that sold us the triplex that there was a tenant <br /> in the downstairs unit for over 30 years. If this was the case, then that would potentially put us <br /> prior to 1970. <br /> What I am looking for is a letter(or email) from you stating how long (as you can best recall) that <br /> the structure was used as a triplex. I am hoping that with a letter from you and the information <br /> that I can provide (based on what I was told), ihat the city will grandfather the triplex and will not <br /> require the sprinkler system (which could be extremely costly). <br /> Greg, I did want to let you know up front that the new owner is looking to me to pay for the costs <br /> associated with the permits, architectural drawings, etc. as he purchased the triplex from me. <br /> This matt=_r dates back to before I owned the triplex, so the amounts that I may be required to <br /> pay, I will be asking for reimbursement from the Leuth estate. I am planning on doing some <br /> investigating of my own br�ause I want to confirm that all the costs that the new owner is coming <br /> up with are required costs. If there are things that he is doing on his own accord and not a <br /> requirement of the city, I do not believe that either of us would be liable for those costs. <br /> If the city requires a sprinkler system, the new owner will be coming after us for those costs as <br /> well so I am looking at hopefully getting a letter from you in regards to how long the structur= has <br /> been a triplex as soon as possible to at least put that situation to rest. <br /> Can you please call me at 425-423-9911 or email me at kdahlbera(d,volt.com at your earliest <br /> convenience.
